Appartments seems to look good, want to stay at there for a month. But they are asking an advance payment for the room in full 16000, and another 16000 as deposit.

Is this normal? Because I stayed at Citinloft before but they didn't require an extra month deposit, only the month which I understand.

There is alot to choose from and if its good accomadation , you will have to pay some kind of deposit, but to pay twice like that, no, i would nt do it, try telling them what you are prepared to pay i.e. 16k one time and thats it, im sure they will accept, it seems like they are trying it on with you before you get there

I told them, I was more than willing to pay the 16k Baht in advance - thats normal. I also informed them that I never made an extra deposit on top of that ever in pattaya. He got back with me saying it's company policy. Oh well, time to look elsewhere.

I believe that many of the places where your paying for the utilities, they'll ask for a large deposit. It's happened to me and the last place I stayed, where I was on a yearly rate, I initially had to pay 1st and last months rent plus a deposit. Didn't get stuck when I moved.

  • 1 year later...

A person doesn't have to read too far to find horror stories about people paying large deposits for apartments and then never getting a refund. Perhaps, on a one year lease, a one month deposit might be reasonable. But on a one month rental? No way Jose.

Just find a nice guest house. You can probably get a good monthly rate and the deposit will only be 1000 baht or so, for the key or whatever.

And vice-versa. There's a guy on here who hates Brits and didn't want to live up to his deposit agreement with the landlord. Long thread ensued.

In Thailand it's regular practice to pay a month's rent AND a deposit of a month's rent. Of course there are all kinds of exceptions, but that's the standard.

Company Policy -- horsefeathers. Pure tactics.

I sued a prop'ty management outfit once, for about US$20K. They dragged things out for over a year, until finally the judge told them to settle by Friday or be in court 1st thing Monday. Sure enough a guy representing the co. called wanting to settle for about half what I was demanding. I said no. He said it was all he was "authorized" to offer. I said, "see you in court on Monday". 45 mins later they settled for the full amount (and I received every penny).
