Thats the strange thing about Thailand once someone gets a successful bar they want to sell it and when they get a bar losing money they hold onto for grim death :behead

No, the losers are for sale also. What I think is weird, is the successful bar, and the loser, are the same price.

It seems to me success in a bar/nightclub enviroment requires a unique approach. I have sold several nightclubs/bars in Las Vegas when I was in real estate. Also wrote lease agreements for several others. All the clubs in Las Vegas make considerable money, millions of USD each year. But each one is very unique. A different layout, different themes/activities, etc. I could not imagine making millions on one bar in LOS. But if you take away the generic look of most bars and develop a niche, like high end liquor, custom cigars, best lesbian foam show,table side massages, etc. I think you could have quite a high degree of success. If you plop down a pool table and fill the cooler with beer only, that makes your bar like so mony others. And a recipe for failure, imo.

Never considered investing in a bar. I really don't like to do major capital improvements to a property I cannot own outright. Seems like money poorly spent. But if I could buy bar, nightclub, guesthouse arrangement for cash, may be a possibility. I did co-own a bar/nightclub in Bali and a factory in Jakarta. Quite a bit friendlier to foriegn investment in Indonesia. I am starting a business in Cambodia now.

I'll second you there Vegas....as many people have said."Owning a bar in Los is a loss before you start......unless you have something very special.......Good luck in Cambodia..

That whole complex is a while elephant.

 

Why are the girls living in ? either because the rooms are shit or more likely simply because no-one would want to rent them.

Remember when that whole complex laid empty for years then when it started to pick up it became known as a gay bar area. I know the bar he is talking about and must admit have walked past many times and never been tempted to go in. Also the price is crazy at 1.3M. I bought a shop in VT5 for 1.5M rented it out for 18Mths at 15K a month and then sold it for 1.7M and that was owning the place under a foreign name. Paying 1.3M for what? you do not own anything just the fittings

All these business brokers are fucking dreamers. I've tried to do business with all the established ones over the years, both buying and selling and they are worse than fucking useless. To see just how they operate, go ask them to sell something. All they rely on is mug punters coming with buckets full of cash and having no idea what anything is worth. A couple of the real estate guys are decent people but if you have a viable business, you don't need someone to hold your hand and collect 10% for doing nothing.

Slight thread fuck Mr T, but if I am selling a business, I might be quite pleased to have mug punters coming with buckets full of cash and having no idea what anything is worth. Good point though, this steady influx of them, all recently loved up, does keep the ball rolling!

That's for sure. With legal fees and investigations you are talking at least 250k for a nightclub license.

I am starting a children's clothing line with a portion of the proceeds to benefit the poor in Cambodia. Free college educations, etc. So probably will not be affected much by the monger issues in Phnom Penh. I will be careful, though.

most bars for sale seem to me to be priced in disneyland? I mean if they lose money or make very little surely they are not worth much? Token value for fixtures and fitting? I've never been able to make any sense of asking prices.The good ones that make a buck seem to get sold in 5 minutes.
