Any referrals of good Pattaya Real estate agents.

I'm not going to assert any expertise on the Pattaya market, but I'm one of those who bought a condo in the U.S. in 2007. I've been a landlord for almost three years now and the rent comes close to covering my monthly costs. In a couple of years, I may be above water. My $40K down payment? For get about it!

 

From where I stay in Jomtien, I can see around 15 highrises under construction. I have trouble imagining the market can support all of that construction.

Hello nkped, Sam here. Can you tell me what part of the USA did you buy tour condo in, in 2007? I bought my first house here in Las Vegas 4-5 years ago and got a deal of a lifetime. I am close to the strip, and it has appreciated greatly. That is why I am going to move to Thailand; found money overnight so to speak with the equity appreciation of my house. You said you live in Jomtien. How do u like it there? Have you personally Seen any mass exodus off Russian expats in the last year or so? I would be interested in your opinion on the condo status, like you mentioned on all the new high rise buildings. Thank you in advance, Sam.

Jomtien is in my area of interest as well. Although I am looking for a vacation place as I still have about 25 working years left before retirement.

Sorry, but there are about 1000 rooms being built in the Jontiem area right now and add that to the surplus of rooms already here. Save yourself a major headache and don't listen to the dreams of others. Unless you are moving here on a permanent basis, their is no use of buying a condo. Things can change here at a moments notice and being an absent owner could be major problems for you. I had "friends" from my contracting days who jumped all over things in 2009. They put $50,000 down and took a second mortgage out to finance a "dream". Now they are stuck with a room here and all they want to get is whatever they can for it now.

 

But, with the amount of construction and the lack of buyers, they are stuck with a "lemon". The room I stay in now is owned by a German and he is begging people to buy it and has reduced his price 25%. But no one is interested and he takes what he can get "if" he has a renter. He wants 20,000 Baht a month and I offered 14,000 Baht and he jumped at my offer (double room)

Who says you are not going to find a great deal, on one hand you are saying you know a guy struggling and on the other you won't get anything cheap...

 

Many people have made some excellent purchases and turned a profit when sold,,, in all markets there are winners and losers..

 

Even in the beer bar business there are winners and losers, always ...

Greg B, any market is just that, there are winners and losers, on one hand you are saying "you wont get a condo cheap " then in the next breath "he is dropping 25% "

 

I have bought a place and made a profit on it,,,, I found another a distressed buyer..

 

I also know a guy who has spent 3 million in rent in 12 years ...

 

Would you say he made the right decision ??

 

One size does not fit all, some guys have bought houses for their girls and are happy there, others have bought them and got burnt....

 

I wager Stickman wishes he bought 12 years ago when he arrived don't you think 30% currency gain and capital appreciation , no rent ouch that hurts :clueless

 

All the guys who bought in VT6 at 2.5 million at 70 to the pound , they sell for 4.5 million now and rent out easy, sure the wilds of Jomtien is not the same is it .....

 

I also know barowners who have done great and others who lost money,,, its life its ups and downs....

 

Saying all property deals in Pattaya are bad is simply daft ....

 

I know a few lads who buy from distressed sellers,,, and turn a profit .. A person paying retail in an area with no baht bus,, well anyone knows thats daft ...

 

Its a bit like all Thai girls are bad etc etc...yes many are happy married to Thai girls .. so are these people wrong

 

As I said there are good an bad deals made very day, for a person planning to spend a lot of time here or live here the right purchase is ok IMHO.. That said there are many many blocks I would not touch with a barge pole,, I wont say which ones as i don't want offend any members who may live there or who bought there.

Yes greg_b, what u r saying in the second half of your post is what I will be looking for. I hopefully will be moving permanently in less than a years time and I m seeking to live in my place, not rent it out. As I have been alluding to in my previous posts about what some expats there in Pattaya think about the current and near future R E situation. You stated some of your friends invested in a condo in 2009 and now can't sell it. This is the type of deal I m seeking when I actually get my boots on the ground permanently in the Pattaya area. I m thinking there should be even more and even better deals in the next year or so...??? Thoughts?? On the two hands of thinking here: For example; I know that your friend who bought in 2009 will loose a bit of money, but better to sell to someone at a small financial setback, than to have an empty condo with no cash in hand. Thanks for your thoughts and time given in responding to my post. Sam.

There are always opportunities, thats the bottom line but with and RE .. its location location... never more relevant here, there are also great build qualities and poor build ...

 

Baht bus routes etc... etc,,

Thanks Greg and Park for the 3 articles you posted. I read them, and noticed they were from 2008, 20012 and 201. So seems like to me things are going in my direction (buyers market).??? Just my take - away from them.

Chip, with the right groundwork and a bit of effort you will be able to find a place that you will make some money on when you sell, like all markets there is opportunities, there are also mug punts ....

 

Fear stops many people in many aspects, I am sure Stickman wishes he brought and my pal who has paid 3 million over 12 years has admitted he wishes he had, on the flip side GregBs mate wishes he had not ...

 

A person has to feel comfortable with what they do whether buying or renting,

Thanks Parkwahn. I don't plan on ever selling, but who knows if I do sell would be nice to break even and then I would have saved all that rent money. Lol lol lol. By the way, what does Parkway mean?

Sam, when you click on the 'quote' button, the text from the quoted post will appear in a box. Your cursor will be flashing just beneath it on the left. I still think some of the beachfront condos are a good deal. Low HOA fees and no property taxes. That's hard to beat. Location is key, though.
