I once raised a question at a fire station open day about living in high rise buildings in the event of a serious fire. This is what i was told: The largest turntable ladders extend about 100 ft straight up. On a commercial building it can only go as high as the 7th floor and no farther! And for that reason i stay below the 7th floor. -

Once again we hear a story that gives the more sensible expats every reason to rent a house and not get into some half baked unlawful arrangement where your likely to come out with jack shit. This is maybe the lease deal you should have made. If you have had a usufruct registered you would still be able to live on the land and use it as if it was yours even if the land was sold to another Thai. A usufruct can be registered for life, i.e. as long as you live, or a time not exceeding thirty years. THAI CIVIL AND COMMERCIAL CODE TITLE VII - USUFRUCT Section 1417 - An immovable property may be subject to a usufruct by virtue of which the usufructuary is entitled to the possession, use and enjoyment of the property. He has the right of management of the property. The usufruct of a forest, mine or quarry entitles the usufructuary to the exploitation of the forest, mine or quarry. Section 1418 – A usufruct may be created either for a period of time or for life of the usufructuary. If no time has been fixed, it is presumed that the usufruct is for the life of the usufructuary. If it is created for a period of time, the provisions of Section 1403 paragraph 3 *) shall apply mutatis mutandis. In any case the usufruct comes to an end on the death of the usufructuary. *) Section 1403, paragraph 3 wording: "If it is granted for a period of time, the period may not exceed thirty years; if a longer period is stipulated, it shall be reduced to thirty years. The grant may be renewed for a period not exceeding thirty years from the time of renewal." Section 1419 – If property is destroyed without compensation being paid, the owner is not bound to restore it; but if he does so to an extent, the usufruct revives to that extent. If any compensation is paid, the owner of the usufructuary must restore the property so far as it is possible to do so, having regard to the amount of the compensation received, and the usufruct revives to that extent; but, if restoration is impossible, the usufruct comes to an end and the compensation must be divided between the owner and the usufructuary in proportion to the damages suffered by them respectively. The same rules apply mutatis mutandis in case of expropriation as well as in the case partial destruction of the property or of partial impossibility to restore the property. Section 1420 – When usufruct comes to an end, the usufructuary must return the property to the owner. The usufructuary is liable for the destruction of depreciation in value of the property, unless he proves that the damage was not caused by his fault. He must replace anything which he has wrongfully consumed. He is not bound to give compensation for depreciation in value caused by reasonable use. Section 1421 – The usufructuary must, in the exercise of his rights, take as much care of the property as a person of ordinary prudence would take of his own property. Section 1422 – Unless otherwise provided in the act creating a usufruct, the usufructuary may transfer the exercise of his right to a third person. In such case the owner of the property may sue the transferee direct. Section 1423 – The owner may object to any unlawful or unreasonable use of the property. If the owner proves that his rights are in peril, he may demand security from the usufructuary, except in the case of a donor who has reserved to himself the usufruct of the property given. If the usufructuary fails to give security within a reasonable time fixed for the purpose, or if, in the spirit of the objection, he continues to make use of the property unlawfully or unreasonably, the Court may appoint a Receiver to manage the property in his stead. Upon security being given the Court may release the Receiver so appointed. Section 1424 – The usufructuary is bound to keep the substance of the property unaltered, and is responsible for ordinary maintenance and petty repairs. If important repairs of measures are necessary for the preservation of the property, the usufructuary must forthwith inform the owner thereof and permit them to be carried out. In case of default by the owner, the usufructuary may have the work carried out at the owner's expense. Section 1425 – All extraordinary expenses must be borne by the owner, but in order to meet these expenses coming under the foregoing section he may realise part of the property unless the usufructuary is willing to advance the necessary funds without charging interest. Section 1426 – The usufructuary shall, for the duration of the usufruct, bear expenses for the management of the property, pay taxes and duties, and be responsible for interests payable on depts. Charged upon it. Section 1427 – If required by the owner, the usufructuary is bound to insure the property against loss for the benefit of the owner; and if the property is already insured he is bound to renew such insurance when due. He must pay premiums of the insurance for the duration of his usufruct. Section 1428 – No action by the owner against the usufructuary or his transferee in connection with the usufruct or vice versa may be entered later than one year after the usufruct comes to an end. But in an action by the owner who could not have known of the end of the usufruct, the prescription of the year shall run from the time when he knew or ought to have known of it. Definition: 1. mutatis mutandis – "Due alteration, or changing whatever is required to be changed. As in, "The changes proposed for the first contract apply mutatis mutandis to all other contracts." Latin for, things being changed that ought to be changed". PS: Only short time lease agreements can be found in the Pussycat bar...................

Getting hit up with a toilet fee

I'm not against paying to use a toilet in a bar beer complex providing it's kept clean which few are. When a new Soi emerged in Bangla Road, Patong i questioned a bar owner i know why the toilets where charging 5 baht, he explained the toilets like the bars where leased and therefore had to make a charge to get a return on their so called investment. -
They might sell them in Lukdod which is down the Soi opposite the bus station on Pattaya north road.

I recently rented a Toyota Hilux truck from Escape rentals on Soi Diana for 1400 baht per day with a minimum three day rental period, the place is run by an Englsih Guy names Bob. They offer good insurance and 24hr breakdown.

I have a mate who drives to Pattaya from a small village just north of Ubon Ratchathani and he clocks up around 700 kilometers and takes around 10 hours to complete the journey.

First thing they check at the licencing centre is your passport and what type of visa you have. The type of visa and duration will decide what you get. -

Three years after he gunned down Canadian Leo Del Pinto in the northern Thai village of Pai the trial of Police Sergeant Uthai Dechachiwat has still not started and papers have now been referred to the Office of Special Litigation in Bangkok. But on January 17th Sergeant Uthai will however go for trial in the provincial capital Mae Hong Son for the murder of his 18–yr-old wife Manta by clubbing her to death with a piece of wood - an offence committed while on bail on the first murder charge. -
It's easier to find rocking horse shit than a good reliable maid. I've had three maids but not live in's over the 14 years i've lived in LOS. I employed them on the occasions i lived alone and two stole from me, one borrowed 5000 baht for her son who she claimed was admitted into hospital and i never saw her again. As it's been said, if you have a live in lady and she isn't working then kick her ass and make her earn her 'free' board and logings plus everything else that goes with living with a fat wallet farang. Foot-note: It's not unusual for a none working Thai female to ask for a daily maid.

Eighteen years ago and somewhat pissed I tried to get into my room safe in the Landmark Hotel on the Sukhumvit road in Bangkok. After three fcked up drunken attempts the safe locked me out so I called the front desk who sent a security guy plus another guy who turned out to be the in-house engineer and the Hotels night manager to my room. After answering a few questions the manager verified I was the room occupant. At that the in-house engineer entered a four digit number onto the key pad which I was told was a special number they called the ‘engineers access code’ which opened the safe. On seeing how easy it was for him to get into the safe left me worried and from that day on I left little in the safe. A few years later I read a number of room safes within the Landmark hotel had been riffled by someone (staff) who it was said at the time must have known what the engineer’s access number was. To this day i've never trusted leaving to much in hotel room safes.

Some of the prettier ladies take what I call a ‘low season lover’ who is usually a newbie expat, but not always. She’ll move in with him then purposely create a problem so he throws her out around the end of November or early December so she can make the starting line up ready for the coming high season. Believe me it does happen.

It’s silly to think that burglary only happens in Pattaya as it happens all over Thailand, it’s just that there are richer pickings in places like Pattaya which has many farangs. The thieving fcks also know that the BIB are not very good at catching people which makes the chances of being caught slim to none. Security guards attached to mafia groups have been known to be to be placed in estate security companies which doesn’t help.

This immigration ruling has always baffled me. A single person over the age of 50 to obtain a retirement extention requires to show evidence of 800.000 baht which can be done a couple of ways. A married person with a wife and maybe a couple of children has to show proof of income totaling 400.000 baht. Why is it considered cheaper to have a Thai wife and two children than it is to be single in LOS? Are those figures the wrong way round? I've lived here for 14 years and never been able to work that one out.

Customers will get transportation to and from the piers with minibuses making stops at central locations in each city. One-way trip fare will be 1600 baht and for return 3000 baht. Thailand is changing, and fast. Twenty years ago or even ten years ago you wouldn’t have seen Arabs, Indians, Pakistani or Polish guys in great numbers but I was in Bangkok last week in Soi Nana sat having a few beers in the Hilary bar and I felt out of place with the number of Middle eastern guys hanging around and being accosted by the girls from the bar. Sexy or hansum man now applies to anyone. I also caught sight of one or two Arabs in the go-go bars. What concerned me most is the girls don’t seem to care who they go with providing the customer can produce a couple of crispy brown ones. Maybe it’s time to seek pastures new?
