Condo at fire sale prices

With the new visa rules coming in, I would expect the prices to drop. Anyone looking to sell?

Haven't seen much change in the realtors windows yet. (Estate agents).

 

If anything, with high season around the corner, the prices go up and houses are being renovated all over town.

 

 

I will be looking for a new place to rent next month!

This was suggested in a post elsewhere either here or on another board. Someone replied to the effect that condo prices, especially those in a farang name could rise due to the authorities enforcing rules on company ownership of houses etc.

Most people who own condos don't live here all year anyway or are over 50 years old and on retirement visas.

Besides being over 50 you must have 800,000 baht in a Thai bank or a signed statement from your Embassy stating that your monthly pension or other sourcs is over 65,000 baht a month. If your monthly pension is only half of the required amount then you would only need 400,000 in the bank.

 

You aso need to open a Thai bank account and they would like to see activity for 3 months. You will need to get a statement from the bank which will cost you 200 baht, in addition make some copies of your passbook.

 

Also you will need a sign letter from a Dr which cost me 150 baht.

 

Get the bank statement and Dr's certificate on the day that you go to immigration.

When you and the Mrs move over to LOS next year you should check out the Oceans One property in Jomtien. It is advertised as being the tallest building in LOS when completed and the tallest residential building in the world. It just one step above the Skytop. :clap1

With the events of last week, I'm glad I don't own any property in LOS!!! Now I know for sure, I'll be renting. :thumbup

I got my doctors certificate the day before I applied for my visa and had no problems (cost me all of 80 baht :D ). I wouldn't get it any earlier though.

 

The bank letter should be dated the same day though. You might get away with it being dated the day before but why take the risk?

I am thinking of making the move in the next few years....really apprecieate the detailed info that you are giving...however there are other things that may cost....going on holiday...presents when you go out for dinner.Hobby costs ie. Golf ...Film...bowling...etc I recon on 100,000 B a month and a bit more..inflation at about 3% to 5% to be happy recon about 150,000 a month IMHO
