Siam House[/url]

Nonsense if guys only stay long term in high season. Siam House looks to be a fine place to stay with dare I say it, one hellva monthly discount. I plan on checking it out next month when I'm in town.

BTW does it have a fire escape?

Several. I wouldn't have mentioned it otherwise. :clap2

It also has free wi-fi, jacuzzi in the bathrooms, its own restaurant, quality furnishings, balconies, tea/coffee making facilities in the rooms etc etc.

Siam House is only one of several properties (many brand new) on the same road that are similarly priced, The same applies to the adjoining triangle bordered by 3rd Rd/Pratamnak/Pattaya Tai.

I'm sure that Emil can come up with many more examples.

Siam House

A couple years ago there was a topic of monthly rates. Some posted that the typical budget places charged about 10 times the daily rate for a monthly rate and that has been pretty much what I've experienced. Anyone that would think that a small discount for a 7 month stay is good value I wouldn't pay 25 satang for any information.

Tom I took a look at a fellow boardmember's place on Thanksgiving. 2 bedrooms, 2 baths, balcony on the 10th floor overlooking Pattaya Bay, lift and swimming pool for 30k. Cost more than Skytops best room but a little better than a room with a curtain in the middle.

Siam House seems to be a good place to stay but at a much higher rate then Sky-Top. Plus I don't care for the location. Way to far from soi 6.

Comparing a 30K per month condo to a cheap guesthouse is the same as comparing apples to oranges. I've been offered two bedroom one bath with euro kitchen house for 15K on a 12 month lease. This doesn't have much to do with a two week stay or even a month stay in Pattaya.

Getting back to the original reason, I started this topic. Sky-Top has two rooms left for the Xmas-New Year time period.

Much higher rate? :thumbup It's cheapest rooms are far better than SkyTop's best room and costs 5,300 Baht a week compared to SkyTop's 4,800 Baht for the same period. Chuck in the jacuzzi, free in-room wi-fi, curtains, superior furnishings etc etc. As for the location .............. closer to WS than SkyTop.

However, if you do need to be near to Soi 6 try the Pinewood. Cheaper long term than SkyTop and far superior in every other respect.

Emil,

You can even get a Studio in the Marika for the same monthly rate as Skytop but that's where the similarities end.

WHO SAID ENGLISH GUYS ARE SLOW ON THE UPTAKE. YES MAGPIE IS THE OWNER OF SKYTOP AND IT IS TIME TO PUT SOME OF THE INCORRECT STATEMENTS HERE IN A FACTUAL CONTEXT. YES I HAVE AS OWNER POSTED COLUMNS ON PPs BUT IF YOU READ THEM THEY ARE ONLY IN RESPONSE TO FORMER CUSTOMERS PUTTING THERE 2 BOBS WORTH IN. I HAVE SAID IN THE PAST THAT AS GUESTS HERE AT SKYTOP, IF YOU HAVE ANY PROBLEMS, SUGGESTIONS TALK TO ME. I TRY TO TALK TO ALL OF MY GUESTS BUT WITH EVERYTHING ELSE I JUST DONT GET TO EVERYONE. SO FAR ALL, THAT IS ALL THE GUESTS I HAVE ASKED IF THEIR ROOM IS OK OR IF THEY NEED ANYTHING PLEASE TELL ME. TO THE "MEN" WHO DONT HAVE THE NUTS TO SAY SOMETHING UNTIL THEY ARE BACK HOME ALL I WILL SAY IS THAT IF YOU DONT LIKE SKYTOP THE SOLUTION IS EASY - GO SOMEWHERE ELSE AND THEN YOU WILL HAVE SOMEONE ELSE TO COMPLAIN ABOUT. TO THE CHAP WHO WAS TALKING ABOUT A FIRE ESCAPE, I AGREE WITH THAT. HOWEVER AS I DONT OWN THE BUILDING THERE ARE ONLY CERTAIN THINGS I CAN DO OR FACE PROSECUTION. SURE YOU ARE THINKING ANY OWNER WOULD WANT A FIRE ESCAPE BUT THIS IS THAILAND NOT UK OR USA. THE OWNERS RESPONSE TO ME WHEN I APPROACHED HIM WAS NO AS HE DIDNT WANT ANOTHER ENTRY POINT IN HIS BUILDING AND HE SAID HE WAS LOOKING AT IT THAT MAYBE AFTER MY LEASE IS UP IT WONT BE USED AS A GUESTHOUSE, THEREFORE NO STRUCTUAL ADDITIONS. ANOTHER THING TO ADDRESS IS THE ENTRY ABOUT THE SHARP INCREASE IN MY ROOM PRICES. THAT WAS A TYPO ERROR DONE WHEN I WAS HAVING THE WEBSITE UPDATED. I TOOK OVER SKYTOP IN 2003 NEARLY 5 YEARS AGO WITH NO RENTAL INCREASE. I HAVE HAD TO WEATHER SALARY INCREASES, ELEC INCREASES, AND ALL OTHER INCREASES. ANYONE COMING TO THAILAND BEST BE PREPARED TO PAY MORE AT MANY IF NOT ALL ACCOM HOUSES. IF YOU GO TO GOOGLE GET ONTO THE PATTAYA PAGES AND IT CLEARLY CALLS FOR A GENERAL INCREASE IMMEDIATELY SO THERE WILL BE SOME WINGERS THEN WONT THERE. THE FACT IS YOU HAVE HAD IT GOOD FOR A LONG TIME COMING TO THAILAND AS THE RENTAL PRICES HERE ARE BELOW MOST IF NOT ALL OTHER ASIAN COUNTRIES. LASTLY I HAVE NEVER GIVEN MY ESTABLISHMENT A RATING ON PPs, AND DONT KNOW HOW IT WAS PUT ON, POSSIBLY BY THE PP PEOPLE BEFORE APPROVING THE POST. TO MY MANY REGULARS, IF YOU ARE PLANNING TO COME SOON, I HAVE VERY LIMITED ROOMS AVAILABLE SO YOU COULD LOOK AT COMING IN THE NEW YEAR.

The price I got for 5 weeks at skytop from the 6th December is a bit less than the monthly rate I paid in a different budget hotel last year , paying 3 months up front in last years place, and skytop is probably a better location. Theres no point in quoting the price as there are too many variables in each persons requirements. I am happy with the deal , and am confident that skytop will be good from what BigD and Jack have said about the place. If I like it, I might stay for the rest of my holiday.

I usually always book a balcony room because of the lack of fire escapes in los and obviously prefer lower floors for the same reason.

Emil,

Both places you recommend have much higher daily rates then Sky-Top. Yes Pinewood has more amenities but it's 1200 per day. Marika is 1000 per day.

As I've stated before Sky-Top is good value for the money and with rates from 450-800 per day it's hard to beat.

Denny......Hey man, let off, the numbers don't mean much to a couple of these guys. And, uh, I see something on the Pinewood site that the rates you have quoted, that are already well above Skytops, are subject to the prevailing VAT and Service Charges. Well, I don't know about the service charges except that the Long Beach Hotel next door to me charges 9 % for VAT and 10 % for service charges for all meals and beverages there--call this a 20 % increase. But on the Long Beach web site, a 7 % VAT is included in the price plus a 10 % service charge, so with respect to the Long Beach such charges are included in the rates. I can only assume until told otherwise that such charges are added here at Pinewood since this is what the web site says.

Oh also, living next door to Long Beach and having stayed at Skytop for 11 months I can say without hesitation that Long Beach has superior rooms, and much better facilities......such as two great swimming pools, an exercise room, etc. But its low season rate is just over 2600 baht for the cheapest rooms here versus 450 baht for Skytops, but who cares about the numbers. That's only more than five times as much but hey....where do you get all the goodies that you get here, and just think, the toilets are even bigger here than they are at Skytop.

Not that I care much either way, but that's the wrong link for Pinewood. The correct one is here.

The all inclusive monthly figure for their 43 sq. m. Superior Room is 24350 baht. That's for four weeks.

They are also open to offers.

Just for your information.

Why open with a dig at the English? I can't see any posts by any English guys that justifies that sort of nonsense.

Not at all, magpie ........... most of your posts have been posing as a satisfied customer of the Sky-Top. The comment wouldn't have been made if that wasn't the case.

...................... What I like about it mostly is that the owner is very approachable and will attend to your complaints very quickly and if the problem cannot be addressed that day he will move you into another room even if the room is more costly there is no extra cost. Also there is a complaints book on the front desk.

I have read some of the reviews on the guesthouse Skytop in Pattaya. I was surprised to find minor negative comments as the place is as good as any to stay in for that price range. First I laughed about the comment on toilet/shower size and you have to remember these places were built by thais who in general are a normally short and not as "well built" as us farangs, therefore what we take as small is normal or big to them. Then the comment about the safe for in room, well the same happened to me in such as I asked for one and was told by reception that she would talk to owner. He got back to me quickly and said he did not have a spare one but will go and buy one that day - and blow me down he did. To the guy that complained about one of the bargirls out front with the music - who do you think you are. How would you like it if someone came into your home and took your tv control off you - not happy I bet. Anyway you will be happy to know that one lady got sacked because of her attitude to a customer so it possibly was your friend, but then again she wasnt your friend maybe she rejected your approach earlier. I am happy with Skytop, the rooms have all you need and Pete says he is looking into providing in room internet use for us who have laptops. Staff friendly. great location and rooms cleaned daily, what more do we want.

Funnily enough, the guy who complained about the remote was none other than BigD. :grin-jump

I HAVE SAID IN THE PAST THAT AS GUESTS HERE AT SKYTOP, IF YOU HAVE ANY PROBLEMS, SUGGESTIONS TALK TO ME. I TRY TO TALK TO ALL OF MY GUESTS BUT WITH EVERYTHING ELSE I JUST DONT GET TO EVERYONE. I don't think anyone has made any observations as to how you do, or don't, handle complaints so I don't what incorrect statement you are putting in a factual context.

Nobody questioned why you don't have a fire escape, only that you don't have one. That is not an incorrect statement. The reasons why are mute.

ANOTHER THING TO ADDRESS IS THE ENTRY ABOUT THE SHARP INCREASE IN MY ROOM PRICES. THAT WAS A TYPO ERROR DONE WHEN I WAS HAVING THE WEBSITE UPDATED.

Again, the comment was quoting the prices quoted on your website. The website may be wrong but the comment was 100% correct. You should be thanking, rather than berating, people for bringing it to your attention. It's a generally accepted marketing norm that if you are going to market something based on value or low-cost that you accurately advertise the prices you are charging. Not to do so pretty much negates the whole point of the exercise.

I TOOK OVER SKYTOP IN 2003 NEARLY 5 YEARS AGO WITH NO RENTAL INCREASE. I HAVE HAD TO WEATHER SALARY INCREASES, ELEC INCREASES, AND ALL OTHER INCREASES. ANYONE COMING TO THAILAND BEST BE PREPARED TO PAY MORE AT MANY IF NOT ALL ACCOM HOUSES. .

Unfortunately, that's the nature of the business. Flight prices are the same from Uk as they were four years ago ........ folk just have to adapt to stay competitive. The fact is that there is an over abundance of hotel accommodation in Pattaya is good news for the traveller and they are not in the least bit concerned in anything but the price they are paying.

IF YOU GO TO GOOGLE GET ONTO THE PATTAYA PAGES AND IT CLEARLY CALLS FOR A GENERAL INCREASE IMMEDIATELY SO THERE WILL BE SOME WINGERS THEN WONT THERE. THE FACT IS YOU HAVE HAD IT GOOD FOR A LONG TIME COMING TO THAILAND AS THE RENTAL PRICES HERE ARE BELOW MOST IF NOT ALL OTHER ASIAN COUNTRIES

Prices are low because supply outstrips demand. There will be very few price increases at the bottom end of the market because it is an extremely price sensitive segment. The call for increases was made by the 4 and 5 star hotels who have totally different marketing concepts, segmentation and price sensitivity from am eight-room gusthouse.

BigD,

The comparisons made quite clearly stated that they were for long-term (four weeks plus) stays.

And YOU are accusing the English as being slow on the uptake ! ! <huh :D

Obviously you wish to restrict patronage to non-English people. Best of luck... Stunning buisness plan !

Sky-Top now offers FREE internet for guests. You can use the computer's in the ground floor internet cafe during operating hours for as long as you want. Just one more reason why Sky-Top is good value for the money. :clap1 BTW you can use your own laptop in the cafe.

I want to take this opportunity to apologize to the board members who where able to book high season last minute reservations at Sky-Top. Next year I won't be bothered to help other board members find last minute reservations.

Hmmm...... Since you find it necessary to apologize to those that were able to book a room, it would stand to reason that you've changed your mind about it being a good place to stay.

No it's still good value for the money but I was responding to MM post and next year when guys are looking for a late high season booking, I won't bother to email a few guest house owner's I know for rooms.

Don't forget the recent postings of: 1. Skytop has openings for the month of January. 2. A reply to another poster who was talking about his problems with a TG and BigD told him if he stayed at Skytop the owners wife would handle the problem. 3. Another reply to a poster who asked for a list of new hotels that have are less than 2 years old and BigD told him that Skytop had been recently remodeled.

I've been waiting for someone to post that they haven't had a holiday in over a year and they're coming to LOS and want to splurge and treat themselves to a high price hotel room costing them 4,000 baht a night and then have BigD tell them that the owner of Skytop would be happy to reserve them a ro0m at 4,000 baht a night.

I wonder if its possible to do a count of BigD's posts that have "Skytop" in the post or in a Skytop topic. Vegas would probably have low odds that its over a 100. 2guns

The owner offered a new amenity to guests. Guys like me who spend one hour a day on the internet save 60 baht per day. I'm here for 28 days and it adds up to 1680 baht. For me it's a free barfine, LT and a beer or two. I like saving money and I don't mind sharing what I find.

I've never had a financial interest in Sky-Top nor to I ask for or receive any "special discount" for referring customers. All I try to do is steer guys to a clean well run honest guesthouse. Is that so terrible?

2. Guy had a TG problem and Pete's wife who speaks good English could help out.

3. Yes Sky-Top has moved location and the new building was remodeled.BTW Pete did a good job with the non slip tile in the bathroom.Owners looking out for his guests.

4. When guys have asked about high end hotels, I've never mentioned Sky-Top as it doesn't compete in that market. If a guy want's a pool or a kitchen or some other amenity that Sky-Top doesn't offer, I don't post.

Like when you and Jack where hyping the place as good value for monthly stays. Once Tom found out what the monthly rate was, it showed that you were greatly exaggerating Skytop's value or you have no clue about what one pays for a months stay or more in Pattaya.

If your paying 60 baht an hour for internet your over paying. Many places at 30 baht an hour and a few at 20 or 25 baht an hour if you prepay for time.
