Looks good. Which floor is it on, please? And, I presume the last shot is the view FROM the apartment, not OF it.
Sorry, it is on the 9th floor facing Pattaya, the view is from the balcony looking towards Grand Condo. Regards BW.

BW. A mate of mine has been offered an empty shell in your building, 8th floor and they want over 2.2M for it. I told him to have a look this post and save himself some money. Do I get commission :D

Is it still for sale and if so, how much have you dropped the price to?

 

It's not fitted out to a very high standard. Ok for rental market but if I bought it and wanted to live in it, I'd have to rip it all out and start again.

 

The ceramic tiles on the floor..........laid out diagonally :moon

 

All these things should be reflected in the price.

 

If you haven't sold it yet it's too expensive.

Hmm, Sounds a bit drastic, to rip it all out and start again. The kitchen alone is 150K, regarding the floor tiles, in my humble opinion diagonal looks better than square laid tiles.Regarding the price, if you check out condo prices in this building you will see the price is fair. Perhaps you have some pics of a condo you own to compare the units or are you a dreamer who owns zip in LOS!. Regards BW.

I wouldn't even bother to reply to Papillon (he makes 3 posts per day and I have yet to see one that was useful to anyone).

 

The condo is a nice unit at a fair price, hope you sell it soon. As for the tile some will like it diagonal, some would prefer it square (it's your condo so you did it how you liked it). I prefer it diagonally, but would have used a different color (if we all liked exactly the same thing life would be awful boring). I am sure the new owner will make a few changes to give the place the look he/she wants.

Yes indeed, thanks for your positive feedback. The condo has been for sale a matter of weeks, first posted here then I waited 1 week and involved some of the bigger Real Estate brokers in Pattaya, by biggest I mean better established more professional outfits who tend to advertise more, weed out the chaff so to speak. As the local property market is in the doldrums to say the least, plus the fact it normally takes at least 6 weeks to get an advertising campaign up and running trader ads etc placed in the local realtor mags, I am quite happy that I have had 3 lookers who intend to buy before xmas, all commented that they thought the price was fine and represented value for money in this building,but didnt have theire funds in place. I will be happy to wait a while as I think it will sell before xmas. I agree entirely, if we all liked the same thing life would be dull. Note that a cheap condo can be purchased in Nirun or similar buildings for about 450K. So there are condos available in Pattaya to suit all budgets. Kindest regards to you and yours. BW.

What you need is to either drop your price because if people aint interested, that means it's too expensive.

 

Or.......

 

Gut the place and refit it to a high standard and give it the WOW factor. Do the work and increase the selling price a bit. Make it stand out from the other crap on the market.

 

Maybe you think it's too much effort? Perhaps you think ripping out a relatively new and adequate kitchen to be a waste?

 

Well it isn't.

 

Of course if you're not serious about selling, do nothing.

2.2 Mill Baht plus your 150K spent on kitchen. Let's add a generous 100K for your bathroom. Total 2.45 Mill.

 

Unless those brown diagonally laid floor tiles cost you 250K, the empty shell is better value. The new buyer will fit the shell condo to his own taste.

 

If anybody offers you 2.2 Mill, I suggest you take it.

get routed when he posted his condo sale here, he sold it.

It's worth what someone buys it for.

Yes I saw Gabor catch a bashing from all sides. I beleive any serious buyer who knows this building can see that this condo represents value for money. Plus anyone who sees an empty shell will know the amount of work and improvements that must be done to make it a comfortable place to live. Regards BW

Diagonal tiles are used to make a space look larger. They are also more expensive to lay because it is more difficult to do correctly.

 

Everything looks nice except, where's the living space? All I see is a kitchen, bathroom, and bedroom.

Its a good Condo mate and is the 'better' VT Building (although VT6 does 'tick' all the boxes.)

 

To any BM who is not familiar with this location/building, both are great! Dongtan Beach is a stones-throw away and its a nice Bay.

 

Big W.......are you not considering renting? Could possibly help you out....

PS. Dont listen to 'Pappillon' either. He's an 'armchair' prick as you probably know already. Last time he was in Pattaya, the King still had his schoolbag on!!

Can someone explain to me how a small stuido condo in a third world country would cost $80,000 USD.? I would think $25 to $30K USD would be about right. I don't mean to offend but damn.

 

lol i dont understand but that seems to be the asking price 130-160usd a square foot....i have been shopping for several months. houses look like they are more in line but they come with risk...I would love to see some closed sales as to know what offers they are excepting..also i wonder with the worldwide financial crisis if prices will be more obtainable?
