Realist House rentals

Hi,

 

Just wondering what the realist monthly price would be on an average 2 or 3 bedroom house in Pattaya (Pattaya area)? I have seen so many varied prices quoted on the internet sites. Can anyone with actual on the ground experience give me some feedback on the realistic costs and pro's and cons. Would be thinking of paying 10-15K a month for a house, realistic or not? And how do all the ancillery costs work, like power and water, and what happens to ur deposit. Have heard its rarely given back.

I guess we are talking renting?

On the darkside (East of Sukhumvit) you can expect to pay about 15k to rent a 2 bed seperate house. A town house may get you down to 10k.

Electricity about 1-2 k/ month depending on AC use, water negligible if no garden to water.

Expect to put up 2 months deposit and possibly a security deposit too.... beware, because as you say, getting deposits back when held by owner can be nigh impossible.

I am out 35k still.... :thumbup

So many and I do mean many houses to rent on the darkside. My wife and I looked December 07 and as jacko said many nice homes for rent at the 10-15K per month price point.

I rented a very nicely furnished two bedroom townhouse on soi arunothai (not far from shagwell mansion and bar) for a year. only moved when the owner sold. I paid 12k a month but many places in that area (soi's 7,9 and 11) available for 10k upwards. have a walk around with your pen paper and phone as they put notices on the gate.

I rented a house in a gated community that also had security guards patrolling. My house was broken into twice. After that, I lived in apartments or condos. If you want to have a house, I'd suggest a live in maid and that the house be occupied 24/7.

Weekdays I have atleast one AC running 12hrs a day (weekends I have 2 going 12hrs a day) and my average bill is 2500b, i also have two fridges/two computers/water cooler running 24/7 add to this a couple of fans/TV's/Xbox running sporadically as well.

Thanx guys, esp. Gary referrance the crime issue, but whats a live in maid likely to cost?

 

Around 6-10K per month. The cost may go up if your looking for personal services. :D

How many ACs, at what temperature?

My AC in the bedroom runs about 10 hours/day every day and I would say it added 1200 baht to the bills.

MM posted he uses AC a lot and pays 4000 pm total.

further to the crime issue, in the 12 months i was there, no break ins in my street. My mate owns a house two streets away and has been there five years, no break ins in his street either. this area does not seem to be high crime.

OK, here's how it goes.

 

If you rent through a small agency or introducer, then they will commonly ask you for 2 month's deposit and 1 month's rent. This is because they take 1 month's rent as their commission. You don't have to pay that but many will say it is standard. What it means is that your landlord never received 2 month's rent as deposit and so he may well want to find a new tenant, to use their inward money as your deposit return. You have to be on the ball about this. I just didn't pay the last 2 months rent on one place as I knew the guy didn't have the money. That was an absentee western owner.

 

Prices ? town houses with 2 beds and 1 or 2 baths from about 7k a month. Decent quality with newish fixtures and fittings from 10k. Single houses with 2/3 beds and 2 baths from around 12k a month. It is nearly always a buyers market if you avoid changing contracts over year end.

 

If you have to buy anything, such as a washing machine or fridge, then discount it back to about 2k for resale and accrue the rest over the contract. Thus, an 8k machine is a loss of 6k over 12 months or Bt500 a month. If the rent is 1k less, then you are ahead 6k over the year.

 

Get them to pay for the air con cleaning and gassing every 6 months (about 3/500 baht) and watch out for them saddling you with service charges (can be a few hundred a month and it is their charge, not yours - cheeky bastards).

 

TVs work the same as fridges on depreciation but beds don't. A decent bed with frame or divan set will set you back a minimum of 15k or so king size and perhaps more. Furniture is another where the cost is too high to offset against the rent by depreciation as a half decent suite can cost 30k and you won't see much change out of 150k to sort out an unfurnished house as you'd probably have to upgrade the shower as well and maybe install aircon. Better to pay more and get one owned by a western guy and sign for 12 months. You should get everything and I mean everything in a 3 bed, 2 bath for 12/14k if you know where to look but they will be asking 15-20k.

Bangkok is so vast that it is impossible to say. My mate had a nice studio for 12k and then a 1 bed for 16k but out a bit. If you want to be next to NEP, you'll pay for it. One of the best deals at the moment is the Aspen on Soi 2 with rooms inclusive of cleaning and electric for Bt38,000 a month http://www.aspenbangkok.com/z1039/promotions.html

 

Houses and stuff you'll have to look into. Try Thai Visa and the Bangkok subforum. http://www.thaivisa.com/forum/Bangkok-Forum-f38.html Try their classifieds as well.

 

The thing about Bangkok is that you need to be relatively near to where you want to go or near to a BTS/Metro because it takes so long to get around if you have to go overground.

Nah not interested in being NEP or Cowboy. I am thinking of living in BKK for year and wanted to get a rough idea of how much it costs. 16K till about 20K is what I have been told depending on where you live.

Just giving information as you just said Bangkok with no reference to where you wanted to be or why you needed or wanted to be in a particular place. 16-20k will get you a room, studio or perhaps a house or even a 1 bed. All depends upon area, which you seem to have no idea about.

You say you don't want to be around Nana or Soi Cowboy but do you actually know anywhere else ? If you stated your reason for being in Bangkok then you could find out where, ideally, you would like to live.

 

The main issue with cost and desirability is access to transport links because of the huge waste of time it takes to get around Bangkok on foot, in a taxi or on a bus.

 

Don't forget the river taxis. Often overlooked, they provide a cheap and relatively fast means of transport.

 

Here's an actual example a friend and I worked through some time ago.

 

If you have a condo say for 15k but because it is a bit of a walk to the BTS you use a motorbike taxi each way at Bt30 average, and you go out 5 days a week, then you are spending an extra 5*2*30= 300 baht a week or around Bt1500 a month. In reality, you'll be lucky to be so near as to get it for Bt30 each way and maybe it will hit Bt50 which makes your monthly extras 5*2*50=500 baht a week or around Bt2500 extra a month. Furthermore, because you have to pay Bt50 after getting out of the BTS, you say "sod this" and you jump in a taxi. You don't actually save the BTS fare as you've paid for it on a monthly fee but you are out perhaps Bt150 for the taxi as it struggles through the traffic. You will also do this when it is raining or late. The real extras of your "cheap" condo, quite a way from the BTS is perhaps Bt4000. If you need to do special shopping trips, then maybe a little more. If you have a live in, then her costs go up as well by a few thousand. Added together, it could be 6/7/8k a month extra.

 

What you don't realise is the extras because it comes from your pocket but it does add up.

 

Then you have to think about electricity. Residential charges are around 3.5 baht per kw/h. Many landlords charge much more. A studio condo, occupied for half the day with aircon running in summer will hit around 400/500 units a month, perhaps a little more. So if your landlord was charging electric at Bt8 a unit, you would be paying (8-3.5)*450=2025 extra baht per month compared to one where you paid the government rate of 3.5 baht.

 

Loads to consider but you need to identify where you want and the reason why, not just say not here or not here.
