Poolside Restaurant/coffee Shop For Sale(leasehold)

Poolside restaurant/ coffee shop located in busy condominium complex Central Pattaya.

 

The restaurant has wooden deck floor, glass top tables, rattan chairs seating for 20 persons including hardwood outdoor set,

5 ceiling fan light kits, 1 large fridge and freezer, 1 open display fridge, 1 deep fryer, 2 head cooking stove,

coffee machine, granite kitchen top etc.

 

Location details: 9Karat condotown, soi Arunothai2 (opposite Carrefour), Central Pattaya Rd., Pattaya.

 

Contract details: 2 year contract(renewable)key money 100,000 baht, Rent 5,500 /month

Stayed at the 9karat last year and whilst I was only there 2 months in low season (June,July) the most peole I ever saw round the pool was about 12,usually 3 or 4,(between 1pm and 3pm when I swam every day) and I only ever saw 2 or 3 people at the bar.There are at least 2 other bar/cafes in the complex and they were no more busy.

Well, you were here only 2 months in low season, spent 2 hours a day around the pool and said you have only seen a few people at my restaurant . I thought last year was quiet everywhere in Pattaya anyway.

At the moment the net profit we make is at least 1,500 baht/day. We're open 6 days/week from 10:30 - 19:00. It is a family business only mum and i run it, Also people come to my restaurant for foods not sitting for hours and only drink a bottle of beer.

 

I don't really want to sell the place myself but as my daughter and i are moving to Sweden and my mum can't manage to run the place alone.

This 1500 profit, is that after taking any salary for you and mum ?

 

What are the sales figures ?

 

What are the bills ?

 

Any reason why no TVs ? Is it that they cannot be secured ? or not allowed ?

What are the sales figures ?

As it's a family business so we dont really figure it out. We only deduct the profit from how much we spend and make each day.

 

What are the bills ?

Electricity and water bills average 700 baht/month

Food and beverage cannot be estimated as it depends on how much you buy each day could be more or less.

Food license is 800/year

Alcohol license 1650/year

Profit average 1000 baht minimum

(openning hours 10:30-19:00 close every Sunday, possible to open everyday and until late night)

 

Any reason why no TVs ? Is it that they cannot be secured ? or not allowed ? There was a TV but we never watched it so we gave it away to gardener several months ago. I prefer listen to the lounge musics instead.

 

There are reliable wifi access spots around the building and pool area 550/month.

Not sure what you mean here. Are you saying, purely as an example, that if you used Bt1000 of things you bought to sell Bt3000 worth, then you would have eaten and drank from that Bt1000 you bought or you would take it from the Bt2000 you made profit, reducing that profit to ??? Bt1500 ???

Not sure how you can do that as some things you don't buy everyday whereas some things you buy in bulk. Are you saying that over say a month, as an example, you spend Bt50,000 and sell it for Bt100,000, giving you Bt50,000 a month but that you don't know day on day how much you make because bills and purchases are not a regular amount ?

 

Just trying to get a grip on whether there really is Bt1500 or so per day profit and how you come to that figure.

Well, i'm not good at numbers(typical thai woman, you would say.) so i can't be bothered to have an account book. I figured that out from as for example: Each day we keep 2000 baht in the till, buy stuff we need for the business we also eat/drink from till money and at the end of the day we would make up to 3,000 baht minimum.

 

So, this is how i worked it out and i'm not sure if it makes sense to anybody.

Sorry Toon, MM tok it upon himself to ban me for 25 years-why> well it was a week, for fuck all, but when I pointed out how fucked this decision was he banned me virtually forever.

 

I used to be on Steve's board, but I never met you, I was petemcc

I was there over xmas and have been there several times before while the profits are not huge the prices are very cheap and could be easly increased to increase profit without people kicking off over xmas at times there was a wait of 30+mins with 3 people working there so it was quite busy with a constant turnover of people.i have also been there non peak times while not as busy always people there ( something that can't be said for some restaraunts in town)
