  1. Yeah, me too. But I think that he means (not putting words in his mouth) that as the starting point in bargaining for a proper price, it is not such a bad price. But then the issue becomes why are so many businesses for sale so over priced on the first offer. FatherMojo
  2. Man, too bad Thailand is years away from proper 3G. I saw a live broadcast of a truck driver on the road somewhere in the States. I was completely surprised at the quality of the stream. It was very smooth. FatherMojo
  3. Kleyshay, You seem to have a pipeline with the owner which sounds nice. Why not just post the Income Statement for 2009 showing us the actual information for the year and then the people will be able to give a better estimate of a proper price for the business. Also, let us know the area this place is located. The profit might be too high as I am not sure of the taxes/accounting charges along with the usual repairs and maintenance typical charges. I think the proper rent would be nearer to 40k baht per month with key money of around 1.5m baht. FatherMojo Edit: ed

  5. 5m Key money is a deal breaker for lots of folks. Basically the true monthly rent is (5m/120 = 41,666 + 65,000) = 106,666 which is quite a bit of money for rent. And it would be very difficult to get it back from the next buyer as all the furnishings would need to be replaced. If I were to pay 5m + replace the furnishings after a few years for say 2m(?), I would be looking for at least 7m when looking to sell the place... Who would pay me that? Good luck to your friend the owner, but I think he should rethink the key money and the monthly rent amount. FatherMojo

  7. Actually, after I posted I thought about that. So apologies to all for classifying Chili & Pepper with the other dud items out there. The place does look nice, but I am not sure of how much of a winner it would be. Personally, I think it is on the wrong side of the street for a restaurant, as most foot traffic is on the TukCom side. But for a room rental business the location is fine. Last night I passed by the place on the baht bus and one of the upper floors had a light on. Maybe one of the owners' use the place from time to time. FatherMojo

  9. I have seen that type of thing before. Silly me even sent a note asking them to amend their website because the math was wrong. I went by this guesthouse a few days ago at about 7pm. Just 1 person in the restaurant... a bored looking staff member. FatherMojo
  10. Always thought that for flagrant things, they should be fined a percentage of their salary. Forget the USD 50k fines, that is peanuts for them. Go for the percentage of salary as penalties and things would calm down. FatherMojo
  11. During my roams through the streets of Pattaya there seems to be a recurring theme... Sale, sale, sale. There seems to be more businesses than usual on sale these days. Here is a brief pictorial of some of the things seen... First is Soi Lengkee. There is a new, empty complex which looks very nice from the outside. .. I like the part about time wasters. Then you should post the price! Then there is The Pier, located above the beer bars just before Walking Street. Looks like the owner or whoever is really going to try to get the second floor going this time
  12. There are so many things in Pattaya on sale and I have always wondered how these small guesthouses can make any money or at least breakeven. Maybe they think that the bar/restaurant will provide the actual profit side of the business and the rooms would pay the rent(?) Hopefully the buyer will be able to negotiate on these costs and use some realistic revenue projections. I was bored... Annual rent per year should be around 200k-250k baht and no key money.   13. I did a stroll around there as part of my personal "get out of the rectangle (Pattaya Nua, Beach Road/Walking Street, 3rd Road) campaign." It is a very nice hotel and all the staff were very polite. Like Evil says, it is not really a guest friendly place and is a little out of the way. But if you are coming with family and want to feel like you are in a posh place, within the limits here, it seems like a nice place to visit. FatherMojo

  15. Yeah, it is a pain to email a hotel for the rates when they have a website advertising the place and when so many of their competitors have their prices listed. Consumers want to know things and they want to know them now. Not overnight, not in a few hours... But now. That is why I said it was a pain. Also it seems like poor planning to me. Make a website, throw up a map, a few pics and not announce your prices... How much pain would it have caused them to include that information. FatherMojo
  16. Pretty crappy website with limited information. Kinda a pain to email a hotel for their rate. If anyone is on friendly terms with them, give them a kick in the pants to improve their website. There are plenty of off the shelf hotel booking packages which can be had for a modest price. FatherMojo

  22. I stayed at one of the Fragrance Hotels. It was clean and located right in the middle of the area. The only bad part was when the fire alarm went off at 3 or 4 in the morning. Other than that it was fine.
