Hi All,

I was in Pattaya, until the end of April this year.

I noticed there was a brand new hotel just about to open on Soi Buakhao.

From the outside it looked very nice.

It is on the same side of the road, as the Chaba Hut, but between there and Central Pattaya Road.

I think it was called Regency, or Pattaya Suites, some name like that.

Unfortunately I didn't manage to get to go in, to get any info.

I have done a search on the various hotel booking sites, and also a search on Google, but have not come up with anything.

Has any BM got, or could get me any info on this place, facilities, prices, website etc.

I hope to come over for 2 months, Dec, and Jan.

I would like an Apartment, or Suite.

Regards

It opened about a month ago. Its another LK property called The Royal Suites I think. Checked on the prices and they were not cheap, more than their sister hotel Metropole. I don't have an email address but you should be able to get ahold of them by asking one of the other LK properties.

Hi Redwood,

Many thanks for the info.

If those are the rates as of now, what will the rates be for Dec/Jan ?

I'm not a CC, but I will have to pass on this one, :3some

Thanks again,

It's not the trend, just stupid rack rates. The owners must be rolling in it because I cannot see anyone ever, ever paying that money up there. Bt400 is more the going rate not Bt4000.

Whist I agree that 4000bht in this area is just stupid and I too see a very empty property for most of the time, however having seen this Hotel both inside and outside I have to admit it really is a 1st class abode and beats hands down a lot of your so called 4/5 star Hotels in the "Posh" w/s and surrounding areas.

You say it's not the trend but didn't I read a post of yours recently that in fact forcasted a big increase in prices in this area very soon, and don't forget that this area is also increasing in popularity at an alarming rate, and no matter how many times you keep repeating yourself it is a FACT that all parts of Pattaya are very easily reached from there, and that is a fact also.

You of course are entitled to your opinion of what you obviously deem to be the lower end of the Pattaya social structure as I am being 100% opposite to you however time alone will tell who is the more insightful, and up to now I still maintain with all the developement ongoing at this time that within a short 5 years my forecast will be proven correct. :nod :nod :nod

From what I understand, they have sorted their longstay rates. They have greatly decreased longstay rates at the other LK properties. I imagine the Royal Suites will have them as well.

I checked out a one-bedroom suite there. It's pretty lovely, but not worth the rack rate.

Has anyone ever stayed at LK Mansion and any comments. For some reason, they don't have the picture of the building like other LK property. And where is it in Soi Buakhao? The map is too vague.

Well over in that neighborhood you knew I'd have some pics of it, didn't ya?

But not many. I was busy and didn't make it inside to see any of the rooms.

The lobby area looked nice.

I'll try to take the nickel tour in September and get some pics.

I'm sure those are rack rates which will de deeply discounted.

Let's not forget the Mercure' (sp) is over in "that area" as well as the LK Metropole and they both seem to be pretty busy? 1luv LK Mansions is on a side street off Soi Bhuakow near Central and the hospital.

The LK Group didn't come to own a third of the real estate in Pattaya by happenstance.

Well we have an expensive Hotel on a cheap charlie avenue.

Mbiggs, the "cheap charlie" area you speak of is changing demographics by the day. BTW, the LK Metropole on Soi Diana is routinly SOLD OUT at their rate. Yes, sold out.....

I certainly wouldn't pay it. But, there are visitors coming on 2 week holidays that are paying it. When I stayed in Soi Bukhow I was paying between 8-10K Baht a month and it suited me just fine for month long stays. In fact, I MUCH prefer Soi Bukhow to Soi 7 and 8 actually. Lot's of "local" action.

Cheers,

Mark

The link in the post a few above this one is for LK Manison, this of course is different to LK Suites that is being discussed in this topic, be aware of this if you are thinking of booking.

Never stayed at LK Mansion or LK Suites but stayed a couple of nights at LK Metrople when Areca Lodge wasn't available, it was nice but for better value Areca lodge is far better and better bathrooms, pools, breakfast etc.

Hope this helps a little.

Now that this topic is about 1 1/2 month old things have changed. There is another hotel soon to open on Buakaow near the night market and another one down the soi from the Mercure closer to 2nd Rd.
