The Sails is an exclusive with CBRE and I have yet to get my foot in the door so, I'm sorry, I can't give you an opinion on it....yet.

 

Nova Mirage is virtually complete and sold out (At least the 49% foreign ownership) but I do have a couple of penthouses there if you are interested......

Ananya is kinda scary being almost below sea level and it stinks there during low tide.

 

Do you have anything in Laem Chabang or Sri Racha?

 

You are not the first to mention that to me and it is a bit worrying considering the prices they are asking. I have also been told that the beach gets all the rubbish floated in from the bay but I haven't seen it so can't really say if it is true or not.

 

LC and SR are both a bit out of my working area but I do have a couple of houses out near Mabprachan lake which is only 5 minute drive to Highway 36.

When do they start the piling work at Ocean 1?

 

I only ask because I normally stay at the end of Soi 4 (as it is now) and would probably give it a miss whilst the groundworks are going on.

True, Nova Mirage is virtually sold out but this only applies to the first building. There are two new buildings in the Nova Mirage project, both well along. They are finishing the roof and I can see the work going on from my balcony. As of two weeks ago, one can get a small first floor condo at one of them for 1,200,000 baht. For anyone who might be interested, just go to the restaurant in the first building at ground level and talk to Tommy. He's an Israeli from Eilat. His coffee is terrific and so are his American breakfast's for 100 baht. After I take my girlfriend to her English class I'm headed over there for the breakfast and coffee.

I hope they don't finish too soon I had worked out my finance originally for the planned completion this December '07..My last time in they said September and I can still get the money together...any earlier and I am fucked!!!!

That's actually a bad sign because it means that they are not letting the concrete settle B4 puting another floor on top. This has been happening throughout the mideast and the third world frequently in the past 5 years. Major problems ahead with all this slash and burn construction goin on.

Just look at the airport. Do you really want to invest in Thai "quality".

1,000,000 baht is the same as renting a fully furnished condo on the beach with all your expenses included (20,000 baht per month) for 50 months. You can rent a few blocks inland for 10,000 baht per month and get almost 9 years for that 1,000,000 baht.

The 1,000,000 baht doesn't even include all the maintainence fees, taxes, utilities, water, furniture, etc, etc that you will pay for that badly constructed condo. You're also spending much more of your home currency to transfer 1,000,000 baht right now.

Yes i did post you once before and i am still looking .

 

I am wanting a special house eg like "thai bali" or "island view" or "nagawaree" etc etc or any thing else that stands out from the avg house.

 

I need to have min of 3 bed rooms + hopfully a maids room as well .

 

Price ? got any free ones ? no depends on the house ,but funds for any of the above is not a problem.

Shortcuts in construction standards with a cosmetic coverup are very common here. I agree with the poster --Rent! Many things can happen and if you are renting--you move! A pain in the ass but no big deal. Suppose somebody starts to build a new complex in front of yours--Move! Suppose the services in your condo deteriorate--Move! Suppose you get a neighbor who drives you crazy---Move! Suppose the managing group rips off the sinking fund (It has happened)--you don't care! Suppose prices go down when Thai developers find out that not all falangs are suckers---you don't care! Suppose the manager increases the monthly fees---you don't care--an owners problem! I could go on about water leaks, cracks appearing, changes in Thai law etc but you get my drift. Save your money--invest it in your native country and RENT!

I think we have to understand that there is a UK mindset that one must own property or one is stupid. This derives from the huge property price runup in the UK. It is an understandable mindset because of this. It would be wise of our UK BMs to be aware of their own bias in this regard. I own property in the US, but not in an area that has boomed so I am not caught up in the presumption of ownership as a path to riches.

 

Renting would surely seem to avoid a lot of risk until you really, really understand the area.

thanks for the list - interesting to see all the new developments underway. Good to see that there is not only the View Tally 24 floors big block architectures under construction (one scheme one layout fits for all - already Number 8 underway this time again in Jomtien ...) :D :D

 

But now I'm curious do you rent or did you purchase? :D

Yes, TW Condominium is being built by the same people doing TW Wong Amat Beach.

TW WA is just down the road from Nova Mirage, Northpoint and Ananya WA. Its a Thai developer who has quite a good reputation. It is mainly studios with some 1 bedrooms still available. Prices start at around 2.3 Million THB and go up to 6.5 Million THB. Overall, a good location if you want beach access and pretty good value for money.

I rented a studio in Jomtien when i first got here. Couldn't find a lot else around in a short period of time so ended up paying 20k a month. To be honest it is a really nice 62m2 place with luxury fittings, Free Wifi and cable and swimming pool about 2 minutes drive from the beach so it wasn't bad value for money.

 

I have now just signed up a 12 month lease on a 3 bedroom house off Soi Khao Talo in the dark side for 9k a month. Lots of space but much more basic. Still only 10 minutes to Jomtien beach though and everything on that side of Sukhumvit is so much cheaper.

 

So, the above studio is available to rent from the 20th March, if anyone is interested!!!!? :chogdee

Glad to hear that the Thai developer has good rep. Last year, I purchased an 18th floor unit at TW WA and I started to have some "fear" (false expectations appearing real) that they were gonna do some shortcuts. I may have been in a rush to purchase it, as I was there at Northpoint, when only a few units were available (1 BR's) and it was selling at 4-5 million baht. I did see Nova Mirage's units and was looking at the second development, but only 6th floor and below was available (not good as a view to the beach). When I got the chance to purchase a unit at TW WA at the 18th floor, I went for it, figuring that I could always rent it out, until I retire one day.

You sound like you are in the loop. Any plans to build next to the Jomteim Metro. I know there are vacant lots on each side of it. I own a studio there and was wondering when and if there would be neighbors or is it still too far South on Jomteim. Thanks for your opinion.

Does anyone have any opinions about the City Garden development? It is being built through a Thai subsidiary of an Israeli company. They haven't done anything in LOS previously.

A friend who has owned a condo here for a several years & is looking to upgrade has City Garden and City Resort on his short list.

Grande Assets, the developer of "The Sails" has gone broke. A company called Lehman has apparently agreed to bail them out to the tune of twelve BILLION baht. Terms are to be announced.

 

Buying pre-construction at this point is asking for trouble.
