Just stay at SunXclusive, pay only 1250 bahts with Breakfast trough Agoda, open few monts ago and splendid view from the pool, modern and quality rooms with balcony, free wifi, no joiner, walking street is about 5-10 minutes walk, certainly one of the place at this price actually.

I like it when they post a link to TripAdvisor and you get to read recent reviews like below. This mus be almost right next door to Residence Garden but I cannot imagine where it is or if I have seen it. Most reviews are similar. God help you if you stain a towel as you are out $17 apiece for a $3 towel.

Review: This seemed like a very nice hotel at the beginning but we soon realized this is far from what we thought. It started out with a "sour", non-welcoming face at the reception from a lady with a bad attitude (it wasn't just one of her bad days as she was like that all week long) followed by a request for 1000 bht guarantee(they don't accept credit card so only cash) then she wanted another 500 for a damn room card! Once that experience was over we went to our rooms which were pretty nice at first but when you look carefully you notice that the sheets are full of stains (I prefer not to elaborate on that...)and not just in our room.Moreover the "queen bed" is really 2 single beds put together. The house keeping lady was friendly and did her job well but the "highlight" of our stay was related to this; we were called to the front desk and when we arrived we were presented with a towel from our room that had stains which were supposedly unremovable so we were asked to pay a fine of 500(!) Bht. This really pissed us off and for a matter of principle we did everything we could to avoid getting ripped off for nothing including going to laundry service(who were also skeptical about removing the stain but needed 24 hours to try but we didn't have that time).we even bought bleach to try and finally we managed! To summarize, I absolutely do not recommend staying at this property.

I think that is it. Not in Pattaya right now, but I seem to remember it being quite noticeable riding the baht bus in from Jomtienogorsk just after the overpass, very rectangular.

I have come across this type of what I believe is a scam for money before. It always seems to occur on the last day of stay that the pressure is put on if you have stained it that night. Anyway I had a friend had such a problem and I saw the sheet that he had noticed and tried to remove the blood stain and honestly it was about the size of a small coin and a slight trace of pink! I just laughed and thought what shit to try this. So told the manager that although we were frequent guests unless this charge was waived for my friend we would not be returning or we who were staying another week would be leaving! Yes you have guessed it ! in true Thai form he insisted on the payment so the remaining 4 of us checked out also and vowed never to return. Now maybe I was thinking we should carry some vanish oxcy stuff along ! ha

Yeah I got this scam attempt when checking out of one place. I think it was 500 baht for some shitty old towel that was older than the TGF.

Fortunately I had a bit of spare time and refused to pay and insisted on seeing the 'stained' towel. They produced a towel with a slight green stain from my shaving gel, which the TGF took off to the toilet and removed in seconds.

Another scam attempt.

I don't mind if some customer damages things in the room after a drunken rock-band party, but stains on towels is wear and tear and a blatant scam.

That hotel doesn't care I never went back, always busy.

Thanks for all the BM's that have responded. So far I have not been hit by a scam like this. I did have a lady have a heavy duty accident on a quite fancy bed cover. We rang house keeping and asked for someone to come up and sort it out. They did just that and took the thing away for immediate cleaning. I was in fact quite relieved when I was told that it would cost me 400 baht and would go on my room account as I could see the cost of a replacement as being a hell of a lot more than that. I do think that getting the Thai girl to sort it out with housekeeping was the way to go in this instance.
