This 'contract' you are trying to transfer, by law it must contain a lot of details.

I am guessing it is not your contract, but your GFs or another 3rd party.

On the contract, it should specify the unit number.

UNIT no: US-1527

FLOOR: 15

TOWER: West

TYPE: 1S1.

It may detail whether it is in the foreign 49% quota or the Thai 51% quota.

If not, you would need to get a letter from the main contractor, which I believe is Raimon land.

Perhaps you could contact them to determine whether US-1527 is Thai or foreign quota if the contract does not specify.

Or pay them a visit.

I thought that VT5 condo a friend of yours was selling was decent value , compared to other prices. I'm surprised it didn't sell. It was done up like an old lady's though. I think it was 2 million.

It is less likely a falang will be interested in a Thai only ownership condominium, unless he wanted it specifically say for his wife or Thai family member. At least now you can target that specific group.

Just in case you don't know ,or think we don't know , Thai Quota is much cheaper than Farang quota. So you are trying to sell for farang price a Thai condo.

I would even drop price more

 

I told u agency told me this condo is 1.9 right now i sell 1.8

 

And they even offer buy it back, thing is they charge huge fee so I dont want.

They will do this because they know they have got you by the bollocks and you have got no choice other than lose a lot of money on this stupid deal that you went into without checking all the details first . There is an old saying...." Always look before you leap " in your case you didn't......!

i said its my gf condo, and shes not in that much need of selling it, just try

 

and she paid less then acctual market price

 

so where she is losing money, prices going up all the time

 

when they finish it, i am sure it wont be 1.8 or 1.9 mln

 

when they start selling it price was 1.5mln now 1.9+

Of course you can sell it cheaper than the advertised price, but who ever pays the advertised price ,because the advertised price is the "Farang" price. The Thai price is lower so if its in a Thai name it costs less.

You are correct about the pricing above. The 2.16 mil is my own.

It is on the 14th floor facing nth at Pattaya. It is also in the foreign quota bracket.

This price is at the current developers prices.

From that, I would cover the 50k contract tranfers & an agents commission.

I don't mind keaping it, but also don't mind selling & making a profit.

You are very fast at putting agents down, but thats where real buyers look for property.
