A nice room for under 1000 baht with

1. Comfortable queen size bed or larger

2. In room safe

3. Air con

4. Dresser drawers to unpack (Areca is out even if in cost ballpark)

5. I like Soi Diana / LK Metro area but Rockhouse is out

6. Pool nice but not required

A room similar to Secrets and Rockhouse but between Soi 8 and WS on the sois but Second Road side of Soi Bukau for sure.

Thanks in advance

I'd say J&P court soi lenke, everything but in room safe lock box's at reception and always someone there, never been any trouble there as far as i know.

Best room balcony pool view ranges from, depending on time of stay,700/850.

Thanks, Robin. Safe boxes at reception would be ok.

I know some people think N Pattaya is too far away from the action (they're wrong!) but if you are not one of them, I'd recommend Sabai Inn in Soi 2. Very good internet rates being offered at the moment (800 Baht less 10% for a 7 night stay for a standard room - superior rooms really not much different) . Big rooms; in-room safe; use of pool at sister hotel just down the Soi; A/C; big bed etc.

JP Court is a good place to stay, but I think someone said theres contruction next door.

Valantines and Le Katai. I know people who stayed at those on soi Lengkee and said tey were ok.Le Keatai would be further from the contruction next to JP Court.

Opey De Place on Soi Lengkee fills all your requirements except inroom safe. It does have jumbo-sized safety deposit boxes in a room behind the front desk. These boxes are big enough for a full-sized notebook as well as camera equipment. They also have hasps for attaching your own padlock for extra security beyond the lock built into the box. Only disadvantage is that the safety deposit room isn't accessible between 10 p.m. and 8.00 a.m., but that was never a problem for me.

It's one of the better hotels I've seen for under 1,000 baht (rates range from 750 baht/night for a standard room to 950 baht/night for a jr suite). The pool and pool area are impressive for a budget hotel.

Not sure if this suits your needs, but I have heard nothing but good things about these rooms. FYI, I've been in the place but never stayed.
