The other day I was scanning down the list of condos for sale in Pattaya when I thought to myself "I wonder who the neighbours are"? After all it’s not like buying a place back home. Here you can ask the estate agent what the predominant population consist of Ie Indians, Germans, Italian, French, Russians or heavy metal fans etc I notice there’s a Turkish quarter near Walking Street and I have heard there’s a lot of Germans that hang out near big C and that Naklua is predominantly Russian. My question is for example, If I am English, it would possibly be an advantage to buy an apartment in a condominium that is occupied by mainly British people and hat maybe other nationalities think this way too. so - which condos are predominantly occupied by Indians, Germans, French, Italians, Russians

The entire condo block could be rented out. There is no guarantee of who will be there today or tomorrow.   I would not trust an Estate Agent as far as I could throw him.   Are you in Pattaya look

Welcome aboard SoiSauce. Sorry I can’t help, but I would also be interested in the answer from anyone who can. I too would also like to avoid living next door to any heavy metal fans, as I’m not keen on leather jackets.

What makes you think Naklua is predominately Ruskies or even Ukranians?

 

My informal walkaround census is Naklua is still predominately Scandanavians and Germans.

 

Lots of Scandanavians, Germans, Ruskies, Ukranians, and even some Brits, Frogs, Wops, Aussies, Kiwis, Loonies and Septics in Jomtien. Try it, you will like it.

the answer here is fairly simple. Find an area you think you might like to live.Find an apartment to RENT int that area.Live there and check it out.Take your time.If you like it then look around to buy.Whats the hurry?

 

Also remember the propensity for certain peoples to expand their area.Say you like area A, which is next to area B. Area B is dominated by indians.Theres a reasonable chance that over time the indians will spread into area A.

 

take your time, its a big decision and an expensive one to get out of if you make a mistake.

I have sold my 2 condos in that area recently.

 

When I bought off plan around 10 years ago the chart on the wall indicated a good mix of British, German and Scandinavians. At the time it was mainly Scandinavian in the Wong Amat area with more Germans as you got nearer to and on Naklua rd.

 

I sold 1 condo to a Russian couple and the other to a Chinese couple. When I asked the condo manager she confirmed that it seemed to be a pretty common thing for that area nowadays.

 

Walking around that area I can definately confirm that it is mainly Russians living or holidaying in that area.

I would think whats happened in Cyprus is just small change to them.

 

I live in Wongamat (not for much longer as we have just sold) and it is full of Russians (wealthy ones) on holiday and they are buying up condos like they are going out of fashion. Just past my building they are building 3 more huge projects with about 3000 more condos. Most are sold at circa 70% to Russians. When they built South Point which is just further back along soi 18 from 16, a Russian tour company bought one entire tower of 480 units and an average 6 million baht per unit. Soi 18 and 16 are full of Russian restaurants and even have a money changer that will only take Russian money, most restaurants have menus in Russian only (not even Thai ) Russian bands playing Russian music in Russian restaurants. The baht buses are charging 2000 baht to take a couple from Wongamat to WS.

 

 

The (wealthy) Russians are here to stay

I don't understand it when the Ruskies are critisised for wanting to have their own food and music available as a choice whereas the rest of us expect it....as a choice!!

...and have you stopped to browse the menu prices lately?? I used to love the Red Ant but it has plunged downhill over the past few years with quality and service whilst prices have increased..

 

I used to be able to go there and not get charged corkage for my BYO wine purely because of the money I spent in there..It used to be family run with a convivial atmosphere...even the "scary" ladyboy was fun to chat and drink with...except when she crossed her legs wearing that short red skirt...... :uh-uh:

If so is this beacuse "Matrix propertie" is Russian owned too?

 

Would an estate agent tell me the percentage of a perticular developments population? As some one mentioned 70% owned by Russian, 20% British 10%French and 5% Irish owned for example?

I phrased it not to be confrontational with Mr Volatile...... but of course we now know that is is quite possible for over 49% to be non-Thai owned.
