Bangkok to Manila is still the best option unfortunately. You could go via Singapore and other places but you are really wasting your time. Stay in Manila for one night and then travel to AC in the morning. There are much better P4P places in Manila than AC so no need to miss out on the action and you arrive in AC more refreshed and ready to go

Or....... Gut the place and refit it to a high standard and give it the WOW factor. Do the work and increase the selling price a bit. Make it stand out from the other crap on the market.
