I stayed in a 12 meter square room for 2 years, 4 months. It was adequate but not luxurious. My wife lives in my cellar which is even smaller. She has been there for 6 years now and I haven't heard her complain once yet -

Will you be living there fulltime? Holiday home? How long do you intend keeping it? Renovating it to sell on? Perhaps you're going to rent it out? You'll need to set aside a budget for each area of improvement. Find out how much the condo will be worth once renovated. Dont let the combined purchase price and cost of renovation exceed that ceiling price. More info needed.

I used to get a taxi from Manila airport straight to AC. Nowadays, I prefer to use the 2500 Peso taxi fare to stay in a good Manila hotel in Ermita which is a 5 minute walk from the L.A. Cafe. Then in the morning I get a metered taxi to the bus station. Then an aircon bus to Dau Station which is a 5 minute trike ride from Field Ave AC. Metered taxi from airport to hotel @ 300 PHP Metered taxi from hotel to bus station @ 200 PHP Bus fare to Dau @ 150 PHP Trike fare to Field Ave hotel 50/100 PHP Plus cost of hotel for one night? Bangkok to Manila is still the best option unfortunately. You could go via Singapore and other places but you are really wasting your time. Stay in Manila for one night and then travel to AC in the morning. There are much better P4P places in Manila than AC so no need to miss out on the action and you arrive in AC more refreshed and ready to go

2.2 Mill Baht plus your 150K spent on kitchen. Let's add a generous 100K for your bathroom. Total 2.45 Mill. Unless those brown diagonally laid floor tiles cost you 250K, the empty shell is better value. The new buyer will fit the shell condo to his own taste. If anybody offers you 2.2 Mill, I suggest you take it. No charge for my advice on this occasion

So you've had only 3 viewers and they've all politely made their excuses and left. What you need is to either drop your price because if people aint interested, that means it's too expensive. Or....... Gut the place and refit it to a high standard and give it the WOW factor. Do the work and increase the selling price a bit. Make it stand out from the other crap on the market. Maybe you think it's too much effort? Perhaps you think ripping out a relatively new and adequate kitchen to be a waste? Well it isn't. Of course if you're not serious about selling, do nothing.
