Just stayed at the Sandy Spring but was VERY distributed :beer by the HEAVY construction across the street near the Ma Maison.

 

VERY, VERY loud construction/hammering starting around 8am going off/on throughout the day.

 

BTW--Also, I had a deluxe room, 5th floor, and music is pretty loud from the nearby Swiss Beer Bar complex til 2am so 'early sleepers' may not be happy.

I had a suite last year and stayed one day before going back to the RG (I was looking for a more central location). Far too much construction then too.

 

That probably rules the Dynasty out as well, as if the hot tub for a pool didn't anyway.

Slept in the Dynasty Inn last night and had a good sleep with not much noise from outside. Mind you, I had a deluxe room on level 7 (top floor) that looks out over soi13/2nd Rd so that probably helped. The rooms that overlook the courtyard get more construction noise and look very dark.

 

But my room is great. All new, big room, big tv, good AC etc. Staff very friendly and there's a back entrance (thru courtyard) if you need privacy- staff don't seem to mind.

 

The pool is small, but great if you just need a dip. It's not as small as it looks in photos once you are in it. A small pool rather than a large hotub :D

 

Great location too, the sois this end of PTTYA are nice and short, unlike the hike that is soi 6...

 

Not that I am doing much walking with all this rain. :chogdee

What are they building next to Ma Maison? Does it look like it will be a long project? Is it likely to be over by November? or at least down to finishing work and not heavy construction?

Yea, I have booked Sandy Springs for mid august already but if this is a project lasting more than another 2 months then I will cancel. Construction noise from 8 AM would ruin my entire vacation.

 

If anyone know anymore details then please keep us in the loop.

That's wonderful news as I've got a booking there starting 24th June. I'll have to refuse to pay for the full stay in advance so, if its still going on then, it will leave myself free to check out of the place if its a problem.

 

I like the location there though so, assuming everywhere on soi 13 will be affected to at least some extent, what's the nearest place likely to be out of the way of the disruption, at about the same standard as Sandy Spring?

I walked by there a few days ago and it looked like they were adding on to the Ma Maison. I didn't pay that much attention, but it looked like most of the exterior construction was near complete. If I get by there again before I leave, I'll report back. As monkeyman pointed out, this time of the year you shouldn't be paying for anything in advance.

that would be great for the feed back because i will be staying there on the 26 of july and hate all of that construction noise at 8 in the morning.

if so, i will be staying again at the flipper lodge or house.

I hope they are keeping the open air restaurant at Ma Maison. Its a good restaurant. If the construction looks like its almost over, I'll be back at Sandy Springs in November and have a few lazy lunches and dinners at Ma Maison.

They were reconstructing the old wing (or rather the bungalows) of Ma Maison to a 3 storey building, during all of May, and that will continue for some time. The noice from that was not very disturbing. I had a sea view room towards it at Inn House, and they did never wake me. BTW the restaurant is still running as before.

 

Now, as of May 31st, they started construction on the field between Ma Maison and Golden Crab. They were driving down pillars in the ground. That was FUCKING noisy I have to say. Thank good I left on June 3rd, and only had that for about two days (as june 2nd was Buddha day and they kept quiet).

 

My guess is that it will be quite noisy there for the rest of the year. Will probably not affect Dynasty Inn and Lek very much, but most of the others I would stay away from for the time being.

 

Seems there is a new hotel coming up there. Will kill the Sea View rooms at In House if that is the case.

They're attempting to construct a condotel at the site of the old Whitehouse Hotel on Soi 13. That's the property between the Dynasty and the Sandy Springs. I just walked by there yesterday and noticed that almost nothing appears to have been done since last January. :grin-jump

A click on "updates" gives the reason for the delay:

 

"May 7, 2004 - After a long and trying contract dispute work officially begins again. The new construction company has agreed to work extra hours and shifts to reduce the delay; The projected opening date is now scheduled for late December 2004."

A poster on the open board says the 1 bedroom condos are priced at 4million baht. No seaviews. Rooms look smallish, no??

I walked by today and the new wing that is being constructed runs from the back of the property towards Soi 13. The exterior work I would estimate as being about 90% done. You should be safe since you are arriving late July but may want to ask someone else closer to your arrival date. If its too noisey just leave unless they are giving you a price break on an extended stay.

It seems there are two construction projects on Soi 13. One beside Ma Maison and the condotel beside the Dynasty. The latter was underway last November and has no effect on the Sandy Spring though the update on here is interesting. It probably affects the Dynasty. Can anyone whose been by recently provide more info on the Ma Maison construction and how noisy it really is. It seems the noise is worst at the pile driving stage and after that its just engine noise from equipment. I'd love to hear from some-one who's walked down there recently.

Absolutely, positively awful pile drivers going from 8 am on my last few days staying at Inn House approx. June 4th and 5th. I was on the west side, facing Ma Maison and it was damn near deafenning at times! The pooying were sleeping right thru it, but I sure couldn't !

It's not the Ma Maison addition that is causing the most noise, but the open lot next to it.

And a short time before I left they delivered a couple truckloads of structural steel to the site next to the Dynasty so I'm betting whatever the hold-up was it is about over. I was told by a Scandinavian guy at the restaurant up the street that they ran afoul of a water main or natural spring or something like that.

I'm making reservations elsewhere in October because it just might be a while before they have those two projects complete...TIT.

Looks like I will have to change my reservations as well. I was due to stay at the Inn House in January next year but with all the talk of construction going on, I may have to consider another hotel.

 

Maybe I will try the Lek or Welcome Plaza hotel. Thanks to all for your updates.
