Buying and Renting Property

I am exploring forming a Thai company and buying mid priced houses for rental. Looking for insight and advice. May also consider limited partnerships.

It is no good hiring those Americans. They only speak american. You need sombody who speak more than one language like me.

There are always a glut of houses in the mid to high priced range in Pattaya and more are built all the time or become available all the time as farangs realize that security for a house is a BIG problem. After being ripped off for the second time, the house becomes available for rent as the owner moves to a condo.

 

I wouldn't invest one baht in such a project but good luck to you!

One of my brother in laws owns a house and 2 condos in pattaya that he rents out. HE paid cash for them. As i understand him the things don't pencil out as a good investment, and he is not paying any interest on any loans. But he wants to keep the properties just to have them. He was going to sell the house becuase the return is so low but then his tenant asked for a 3 yr lease and offered to pay higher rent to stay. So he kept it. :lol:

The rental market is totally over supplied, forcing yields down. People are buying because they think that there will be a continual capital appreciation. The reality is that that is a pipe dream and the rationale for buying more property reduces as the price rises.

 

Buying wisely into the condo market is the only way I would go or perhaps at the very high end after signing rental agreements with some major companies for their expat executives.

That's not true! Most of the American expats are now tri lingual. The ones that have been here for a while can now speak British, Aussie and English.

Rentals in Thailand are not a very good investment unless you are looking for the properties to appreciate. Who knows what property prices will do? My condo is worth 1,600,000 baht and I get 9,000 baht a month rent. Considering the maintenance the return is about 5 %. The guys renting property for a business normally get a higher return but they have a high turnover rate because the tenant will find a better cheaper place for less money after he finds his way around the area.

I owned a studio condo in View Talay a few years back but subsequently sold it on for a 22% profit. During the time I owned the place I never bothered with tenants and then I decided to investigate other parts of Pattaya because VT has too many low lifes who stay up all night with their audio visual eqipment on too loud.

That in it's self is the problem with buying; after you have moved in, you can not choose your neighbours nor tell them how to behave.

In Pattaya, normal, rational people when fueled with over indulgence discover anti social behaviour.
