Guesthouse for sale
Located soi 3, 2nd road across from big “C” shopping center (very good location)
Hotel is in 2 units each consisting of 3 floors.

We are a nice cozy 11 bedroom guesthouse and 24hr bar with Gold rooms, Silver rooms, Deluxe & Standard rooms located on soi 3, beach road with very helpful staff, we are in an ideal location as we are very close to the big c shopping center & supermarket with lots of shopping etc and restaurants all just a 2 minute walk away.

 

Asking price: 2.2 Million Baht O.N.O

Not many owned 11 unit hotels selling for US$25,000 so you'd have to be right.

 

It moved from Soi 3 2nd road to Soi 3 Beach road in the same advertisement so it may have wheels.

 

I think they tell tourists Soi 3 Beach Road to not let them know how far they are going to walk from 2nd Road.

Yeah made a mistake there, its soi 3 between beach road and 2nd road

So, if you don't own the land, or the buildings, what exactly are you selling?

I'm selling a business that have been established over the last 3 years along wiv all the fittings e.t.c and licences as well as a good opportunity for some body out there

To be honest I thought that $25,000 was cheap so I got the calculator out and its actually £47,229 at todays exchange rate(45.615 to £)and thats $74,051 (29.709 to $)And at that price I would want a lot more than some furniture and dubious goodwill for my money.

I suspect that the landlord is smiling all the way to the bank. It appears to me that farang business owners work very hard at building a business and then, unfortunately, all the profit eventually goes to greedy landlords.

If I was inclined to take on such a burden, I would want to know if the licenses could actually be assigned to a buyer and whether there was a lease that could be assigned/subleased. If the lease could be transferred, I would certainly want to know the duration and terms.

Kainy I am sorry that you as a new poster would not be aware that your attempt to sell your business, would be subject to negative and unfriendly comments from all the property experts on here, that have no interest whatever in buying.

You would have to make a new contract to put it in your designated lease holder name... the licenses could stay if the person that stays stays... that is the license to sell alcohol. The license for the building to remain as a bar is not a problem. Generaly at the signing of a new lease there would be key money payable on top of jthe monthly rent, by that i mean money payable for the privelege of being assigned a new contract!

 

The business doesnt sound too bad but is there any good will? When buying a business i look at 3 things...

 

Lease... any value? Yes if for a reasonable period remaining i.e 3+ years

 

F + F fixtures and fittings at value

 

Good will... how much does the business turn over...

 

Having said that i do not look at my business in this way, for me i make a samll living but not nearly eniugh to save...

Assuming ,and I know that to assume anything in Thailand is to get into trouble,that the building is freehold and I can own it with a company ,then the only thing would be to haggle for a better price ,although its not out of the question its £220,000 as near as damit and at that price you could probably make a good living if there was a good occupancy and that was recorded.

And to keep things real for the fisherman,I did look at buying a business in Pattaya but the big thing that stopped me was not the low returns on capital or even the need to have a company own any property ,no it was the fall of the £ and the fact that it dropped from 71 to 52 overnight ,well it seemed that way to me,and that just made the idea pointless as I would have had to work hard in Pattaya to earn a living ,and that was not the point of moving there in the first place.Having said that ,I see no problem highlighting problems for others to consider,just as I highlighted the claim of open space that one bar seller was touting ,as the pavement outside .

I assume you won't be interested in this one ...
