Yes, quite often on a Saturday, as the sun sets, the TGF will light up one of those circular pot BBQs (a bigger 18 inch diameter one) and BBQ up a mess of shrimp, marinated pork etc and cold beers come from the fridge. Funnily enough she seems to enjoy that.

I walk down soi 7 at least once a week and have never yet made it down there without having to step in the gutter umpteen times. Fortunately the Olala tables are set well back. I feel the heat, particularly when I eat, so prefer to get indoors and in AC, outside is great over the sea, elsewhere, it is for the smokers. And that is likely my contention, if one person lights up nearby as I eat, the meal is ruined. I have always wondered how people enjoy eating at the seafood place on soi 15, with tarts, drunks and boisterous crowds bustling past. When I eat near the house with the TGF it is mostly al fresco, although we find a few places which are quite open and breezy, I still take a small towel with me!

Pedantic of me but if I go to a restaurant, I certainly do not want to be sweating over a hot stove, and most likely neither does the TGF. I was not impressed when this happened in posh restaurants and someone prepared food at the table, and felt like saying 'bugger off back to the kitchen'. Even that noisy Japanese style where you sit at the grill and the cooks yell and try to entertain.

Sadly those 'skins' don't look so pretty. Although an occasional cheese fix is enjoyable.

No, I think it is just the 'grass is greener syndrome'..... I live well out of town and often hanker after the points you made.... Now I can walk to the beach the supermarket and the bars in 10-minutes and I do not need to use my bike. And perhaps more importantly can be back 'home' quite quickly. I think living central can be entertaining, like being at a chimps tea party, but after a while you may tire of it, although it sounds like you have found a good place. The neighbours can be a major factor as you found out in your first place...... and you may find those undesirables both in and out of town. Let us see how you feel after a year or two, and a karaoke opens on each side of you! How old are you..... ?

From what you say there (Gallery condo) it is not clear whether the condo was Thai quota or foreign quota. Transfer of ownership can be readily achieved if it is a foreign quota condo. If it is Thai quota, well it can be done quite easily IF the foreigner already had a company. Otherwise the transfer would be complicated by the requirement to create a 'company' in his name etc etc. What lawyers manage to achieve here sometimes may not be in the best interest of his clients, rather his/her interests. As one who is trying to sell you need to inform potential buyers as to what is actually on sale.

It is an important factor... if it was originally bought in a Thai name it is likely to be in the Thai quota. If that is the case a falang cannot own it....and must form a shell company to put it in or use an existing one. (or God forbid put it into a GF's name!) You should understand this is an serious consideration for non-Thai 'ownership'.

Yes I have been too and managed to find a few things to bring home. It can be a very tiring experience, crowds in Thailand are hard work if you are the 'always in a hurry Western type'..... I think I found a place in the middle to sit down and have a cold one but then you are in need of a bathroom. The girlfriend will love it... you may not.
