For anyone who has booked a room at Sandy Spring , Dynasty etc in the next few weeks then tough luck and think about changing. Soi 13 is now a miserable hell hole and the noise is everywhere, I stayed at the Lek on the 5th floor old wing over looking the pool and even from there the noise got to me in the end and I ended up checking out and moving on .

The Whitehouse Condotel is going full swing with road drilling, pile driving, loads of other construction noise and it's months away from being finished. There is still loads of building being done at Ma Maison and one I never predicted was building work at the Haven but they are building a new wing there as well, where the car park is so where ever you stay in Soi 13 you're going to be well pissed off with it all. Nothing has been started on the 3 beer bars next to the AA Residence but sods law says that will start when all the others have finished.

Up to you of course but if you're expecting a nice peaceful time at Xmas then you won't be getting it staying in Soi 13 and even my mates staying in the cheapo rooms on Soi Yamato said they were pissed off with all the row.

You seem to be raising a big concern without giving many details. The noise at the Condotel may affect the Lek and Dynasty but it will have absolutely no noise impact on the Sandy Spring. I stayed there last month and had a balcony above the construction at the Haven...it was fun to watch, it only happens during daylight hours and the noise is no more than few guys hammering in nails, close the door and you don't hear it. I saw a few guys working sporadically behind Ma Maison but there was no noise and the foundations on the site appear to be in so piledriving is unlikely. If I were booked at the Sandy Spring in the next month I would want to know the specifics before I rushed off to change bookings.

well i stayed at sandy spring in october.

and the foundations were made too big so they had to drill them out, it was hell for 5 days.

a bit of hammering and sawing will not really bother you,but any more than that will.

roland has warned you,dont pay for your whole stay at any hotel on soi 13 pay every day if you must so you can move if its too much and it will be

Stayed 7th floor Sandy Spring,18th-21st november, no major noise, just a bit of banging from Haven site. Then again there's a lot of banging goes on in Pattaya :D

Stayed at the Dynasty in early November, noise was minimal. Heard a bit of hammering and drilling but it really wasn't bothersome at all and not sure what these pile driving reports are, never heard that going on, maybe I can't hear so well or maybe it's gotten worse. I'm back at the Dynasty in early March, hope it's quiet by then. :D Walked past the Sandy, noise was suffiently muted.

The Sandy Spring is near the Beach Road end of Soi 13. The biggest construction is at the Condotel which is at the Second Road end of Soi 13. There is a high condo and the Dynasty Hotel between the two.

 

The Haven is right beside the Sandy Spring between it and Beach Road. When I was there that construction was minor. Ma Maison or the construction site adjacent to it is across the Soi from the Sandy Spring. But the Sandy Spring is L shaped and that construction is not visible from many of the rooms. Even those rooms which can see it are oriented away from it, their balconies are oriented in the other direction. Again, when I was there there wasn't much going on behind Ma Maison.

Your mistaken, the Dynasty is on the 2nd Rd side of the new construction. Only the current condo along with the Sportsmen and a few shops are between the Sandy Springs and the new condo.

you get what you pay for in sandy spring.

the rooms overlooking the soi 13 are the cheapest,

they also get the most noise from the site next to ma maison.

the rooms facing the pool are the most or more exspencive.

soi 13 is my place of choice and for many others but its a mess at this time.

i was there the last two weeks in october

new rooms in the haven

raising the roof at ma maison

building the conditel next to the dynasty

and worst there is a empty site next to ma maison when they start on that its going to hurt with the noise, and dont even think about the mess from all the trucks.

roland as warned you and i have warned you,when you get there it may be very quite

but there is a good chance it will be hell.

You are correct. However, my main point is that there is a substantial building between the condotel under construction and the Sandy Spring. Noise from the condotel construction is minimal to non-existent at the Sandy Spring. It may be a major nuisance at the Dynasty or the Lek but not the Sandy Spring.

my point is opposite the sandy spring is an empty lot

they had to drill out the foundations that they fucked up the first time.

it was five days of hell.

when will they start again, my guess five days before christmas.

Hi guys,

 

FWIW I am booked into a suite in the Sandy Springs (SS)in January '05 and I am going to play it by ear.

 

In July 04, I purposely did not stay at the SS due to concerns raised on this board about the noise in Soi 13. I booked into the Roof garden Inn ( a good place too) for about 6 days. I ventured down to Soi 13 and it was soooooo quiet. So much so I moved to the SS for the last seven days of my trip. Virtually never heard a thing and what noise there was, was certainly bearable.

 

I do not doubt for one minute the previous reports from Sateef, Roland and others but the noise factor seems to be a day to day matter. If in January it does prove to be unbearable I will simply move to a quieter location.

 

It aint rocket science and nothing to get all stressed about. Soi 13 is a fantastic location but usually anywhere else is only a baht bus ride away to where you want to go.

i know what you meen Bazzap, nice with the reports from soi 13 when you are back in your home contry, but you have to see it for yourself i stayed at the sandy springs in september and due to the reports on this board i allmost booked another hotel but didnt and im glad cos the only thing i heard was a hammer about 5 min. but keep the reports coming its nice too here from bathland.

Construction on Soi 13 on Nov 27. I had a poolside room, All was quiet except for a little pounding. Keep the post cumming Roland.

You have your opinion and I have mine but it takes a lot of fucking noise to make me want to check out but this time I did, BTW I stayed at the Haven all the time they were building the Sandy and that never pissed me off as much as this did.

Maybe you haven't read my posts. I read yours and you said you moved out of the Lek. I said in a previous post that noise from the condotel undoubtedly impacts the Lek and the Dynasty. But noise from the condotel is not a reason to tell people to consider cancelling a reservation at the Sandy Spring. I welcome your posts and your information and your opinions....I've just suggested info on Soi 13 construction is most useful when it is specific.

But you seem to want to twist it around.

Sure it changes from week to week,one week in october was fine one week was hell.

the building of the condo next to the dynasty does not really impact on the sandy spring. exept for the heavy traffic on the soi.

You stay there and you may hear nothing atall thats great have a good time.

but the soi is a mess,and the potentiol to fuck up your stay is very high.

I will book my next stay at the sandyspring cos its a great hotel and soi 13 is the best location half way between walking street and soi 7/8.

BUT and this is what roland and myself are trying to warn about the site next to ma maison opposite the sandy spring,and the abondend bars just up the soi.

If and when they start to develop the sites all hell will break loose.

So book for soi 13 but my advice is dont pay up front be ready to change cos when they start with the drilling and pile driving it starts at 7 and stops at 4.

they may take a year but start they will you have been warned.

I will pay day to day on my next stay and be ready to move it wass a nightmare

for a week in october but i had already paid and had booked the room some time in advance so i was fucked.

I'm not trying to twist anything around. I'm asking for exactly the kind of detailed info and advice you just gave in your post. You agree the condotel doesn't affect the Sandy Spring. You warn that construction next to Ma Maison may affect the Sandy Spring. That's good advice and your advice not to prepay is also good...it should apply to any hotel in Pattaya. Paying on a daily basis is also good advice. Talking about the potential for a problem is also good advice....but advising some-one to considering cancelling a Sandy Spring reservation because of the condotel is not. All I'm trying to encourage is specific, accurate advice like you just gave. I don't understand why that should apparently cause offence.

I stayed at sandy springs December 4 and 5th. ther was very little nois from white house condo project. On the 6th They Brought in concrete pumpers and they were making a hell of a lot of noise. The whitehouse condo is not closed in yet. So if you are staying at sandy springs you could get very little noise or alot depends on what they are doing that day. 2guns 2guns
