  1. I actually recon they have done well considering, if it was the UK they would still be waiting planning permission and it is definately an improvement on both the road and pavement
  2. I bought this business off a fellow board member nearly 2 years ago and it has continued to do well for itself. It will never make you enough money to retire in its current format however it has provided my wife with a good steady income from her worst month during low low season of 12K thb to 45K thb in high season. These figures are net and are after all overhead costs have been paid. She has re-invested some of her profits and has upgraded and renewed many of the fixtures and fitting over her period of ownership. The shop can either be run alone or if you wanted to expand and do more treatments staff could be employed. There is also a huge scope to change it into an entirely different kind of business as it is on a high foot traffic area. The main shop frontage is opposite the side door to Tuk Com on the small Soi that runs along the side of the Kasikorn Bank directly opposite Soi Buakoa. The building has a main front entrance with glass door and also has security roller shutters and there is a rear door to the internal staircase to the rooms above. The shop has a small kitchen in the back and a separate toilet. Directly above the shop is a large indoor washing and drying area complete with drying screens a and a coin operated washing machine. The rental rooms are all accessed from a rear door in the building and this is fitted with a security key card system. There are also 2 internal water tanks and pumps located on the ground floor and 3rd floor which are filled via city water. The building has 3 further stories and has 6 rental rooms in total, 3 larger rooms to the front of the building with air con and individual balconies overlooking the Soi below. All rooms are fully furnished with beds, wardropes, fridge, flat screen TV, cabinets and en suites toilets. There are also 3 smaller rooms to the rear of the building on each of the 3 upper levels and these only have fans and a small vented window. The room rental varies between 3K thb and 4.5K thb and all rooms are currently full with long term Thai residents who all pay their rent in advance at the beginning of each month. The electricity rate charged to the tenants is 7thb per unit and 150thb per person per month for water, so this also adds to the income generated. In addition to this there is a small food stall outside the front of the shop which pays for water and electric so all in all the rental tenants generate approx 24K thb per month. The building rent is 28Kthb paid every month on the 10th to the owner who is a wealthy Chinese Thai who lives in Bangkok. My wife has only had cause to contact him once to renew her lease, so as long as his money is paid he is happy. The current lease has just been renewed and has another 2 years and 11 months to run, and will be available for renewal on expiry. There is no key money payable on lease renewal. The business is currently being sold as my wife and daughter are having an extended UK holiday next year and her other staff member has recently left to immigrate to Australia. She is looking for offers in the region of 600K thb for the lease, building contents and any good will the business may have. In addition to this there is also a 3 months paid refundable deposit included in the lease which will be returned if the lease expires. My wife has talked to the owner and he is agreeable with any change of business should a new tenant wish. If interested PM me initially and I can provide a viewing time and additional contact detail.

  4. Good review but just goes to show having been a previous fairly regular Thai flyer I wouldn't touch them any longer as there product has become dated and the price in most cases has risen way above other carriers.

  9. The Thai LHR to BKK flight runs pretty empty these days compared to the glory days when Thai actually had a good product, add to that their insane prices and even the likes of BA are giving them a run for their money on this route especially in business class.
  10. Was in the moon on Saturday and gave it about an hour just to get a feel for the place. It will be the last hour I waste in there. Girls have hardly asked what is your name and they want a drink,have a few lookers but they were out numbered by the averages. They have some Bangkok large (big & tall with false tits)supermodels that reminded me of the previous Saturday night in Nana BKK. Looked very like ladyboys. Bottled Tiger beer 130 baht so about the norm, but place lacked atmosphere and had too many Thai guys working in the place.

  13. I ate there with friends on Saturday and all meals were to the usual standard, although always have to wait slightly longer on the fish and chips. I still recon great food for the money. Maybe this should have been on a PM to Pete first and post afterwards if no conclusion IMHO.
  14. Rented from Hertz in Swappy many times and never had any problems. IMHO GPS in Thailand is not the greatest and really if you get lost driving between the airport and Pattaya you really shouldn't be driving at all coz basically its a straight roadespecially with the new motorway flyover that takes you to Sukhumvit between Pattaya Nua and Klang. Another benefit of Hertz is they have a satelite branch in the foyer of the Marriott in case you have any problems or need to change cars.
  15. The above figures seem to me to be the limit that you are allowed to hand carry through immigration between countries in multiple curriencies. By SWIFT or TT transfer there is no limit. The first set is worldwide anti money laundering restrictions but if you do by bank to bank they (authorities) can trace where the money originated. I for one have transferred more than 10K euro or 20K US on several occasions with no problems.
  16. You wont pay any fee for just looking at the properties IMHO if you do not know the areas yourself having an agent show you around is the only way to go. They will show you places in areas you never knew about. When I was looking for a rental several years ago I also found that the properties with home made for sale or rent signs are usually of such low grade even the agents will not list them.
  17. My advice is to use several realators and get them to show you what is on their books for free. They will arrange to drive you around and show you the properties you are interested in and if you see something you really like either bargain with them or the owner on the price that suits you. Remember many people who rent out property dont live here and use these companies services as they are meant to take care of everything, some of the better properties on good estates can only be rented this way. You are also paying for your peace of mind as most reputable agents will get broken things sorted in a timely manner whereas by saving a few quid per month you have to do it yourself.
  18. Whilst I agree with almost all the OP says it was always going to suffer in the light of Central Festival, but everybody has. Big C north pattaya is also a shadow of it's former self and they are part of the same outlet group. Give it another few years with the rumoured MBK Pattaya and Siam Paragon both taking prime beach front positions and some of the earlier mentioned business's will have even more trouble.
  19. If you stay in the ABC hotel in AC their in room safes are actually linked to the front desk system and they can give you a print out of when the safe was opened and how long for. Also tell you who has accessed your room and when. Manager says they have never had any problems of theft since system was installed.

  21. Bought 2 new basic Nokias yesterday for 2 mates that have just arrived in town. Try the new area of the Major Shopping centre on 2nd road. Many Tukcom stores have re-allocated to here recently. Phones were 1100 baht each with sim cards and 300 baht credit, nice lady even copied over all the sim details from their expensive phone on to the new cheapos. Took 20 minutes and 2 happy guys
  22. Just be careful if betting from LOS as the national lottery site now tells you that if you buy your tickets from a forgein country where they have different gambling laws your prize may be forfitted in the event of winning. I would imagine this applies to betting sites too.

    New Car

    Honda dealer on Sukhumvit is ok but beware as the source / borrow many of their cars from the Rayong branch and if you have any major problems in the future it has to be returned to the original dealer. This happened twice with my new Jazz purchased last year. If you can go the 700,000 baht I recommend the Vigo not because you need it but they are more flexible and certainly more suited to the rough terrain of Siam Country Club and surrounding Sois.
