New Condos on 3rd Road -

North Pattaya 3rd road is a very very cool area nowadays, developing fast. It is fast developing into a trendy area with new restaurants and clubs. It looks like a lot of the new cool trendy clubs (I think geared toward middle class and upper class Thais) are around there. Good place to be at.

Torrenova is there and knows what's what.

 

If you're gonna buy, you gotta think growth. If it's the middle of nowhere now, that means it's cheap. Will it still be middle of nowhere in 5 yrs? Shrug.

 

I guess if it's middle of nowhere, and traffic is getting denser, not thinner, it will never take less time to get . . . somewhere.

There are a number of areas that have had a recent spurt of growth. I'm still scratching my head trying to figure out who is going to buy the properties and where the water for them is going to come from. From my balcony you can see about a dozen new developments. Everything from multistory condos to what appear to be single family dwellings. But it's still hard to find something with a good location and a view.

The new airport may have a bigger effect than we can imagine. The real problem seems to be water and the infrastructure in general. "It's anarchy man" as another boardie says, but that is probably why so many are addicted to the place. :D

I've had cause to visit the Bangkok Pattaya Hospital 3 or 4 times in recent weeks and trying to get a baht bus on North Pattaya Road is a total nightmare. I've had to walk from Sukhumvit Road to almost 3rd Road before one came down that was prepared to stop. A few drove past empty, which puzzled me as they could have got at least 10 baht for taking me as far as the Dolphin Roundabout if nothing else. Think I'll pass on that area for the time being anyway.

Critical data. If the baht bus doesn't go there, you are trapped.

 

Of course, once the place fills up, maybe the bus routes change, but it sounds like being the first there isn't wise.

Middle of nowhere

What a bunch of crap. Some of the nicest clubs in Pattaya have recently been built in this area and don't even compare to those crappy open air beer bars along Beach and 2nd Rd. To say nothing of being located near one of the best markets in Pattaya unless your planning to eat out every meal.

Middle of nowhere

As a newbie 5 years ago I was taken on a tour of sois Bukhao and its estuaries when I had the same sentiment...now it's changed from the middle of nowhere to the centre of the universe.

 

Far from an authority on such things, but never seen such a massive construction programme as in Pattaya over the past 3 years, and strangely enough the buyers still seem to be backed up.

 

Is it a trend, or a bubble that's gonna leave a lot of losers, mostly farang?

Seems they're putting together some 88 floors of luxury condo and supposedly the tallest residential block in the world...here in Jomtien!

 

Exciting, except that I am familiar with the background of one of the 'agents' for this project, and wouldn't touch anything he was involved in with someone else's ten-foot bargepole.

I don't know aboput the demographics of other countries, but here in the US the baby boomers are just now turning 60 and reaching retirement age. It is a very large percent of the US population and for a single guy what better place to be than in LOS. Even if all you have is the basic social security check, you will have a hell of a better time in LOS than back home.

 

Two month ago while watching one of the Pattaya movie channels , one of those Pattaya News stations was interviewing someone from the Northshore development. at that time they only had 10 units left to sell but what catch my attention is when he said that they had another condo project planned just north of Northshore and that one building would be 60 stories and the other 50.

And they're not a bit shy on pricing either. The 88er is running at 80k psm with 100k being touted, and at the rate things are going by the time they get the foundation laid the top floors will be trading at 120-150k psm, which is a respectable challenge to bkk's creamiest properties.

I would hardly call 300 m north of Pattaya Klang on Third Rd the middle of nowhere! Whether Pattaya will ever catch up with their infrastructure is a big if, but walking distance to Carryfour and Pattaya Central puts you in great position to go anywhere in town. And getting back to Third from Walking St area is pretty easy as well.

 

Interesting.

It's not just the U.S. Japans average age is something like 10 years older than the U.S. average, and Western Europe would be the same, if i wasn't for all of the immigration from the east.

 

In short, the Western World as we know it is disappearing, due to low birth rates, and rampant immigration.

 

Think about all of the wealthy Westerners who are about to retire - Where do they live?
