I have a studio condo that has been gutted and fully renovated in Jomtien Beach Condominium. It has a full kitchen with everything in it, a western style bathroom with a stall shower and granite count

Another guy on here advertising his 1 bed condo in Patts for 25K/Month.

 

This is almost a quarter of the price.

 

It really depends what your needs are. If primarily you want to relax by the beach, I'm sure this place would be good value. If you want to spend your evenings in Patts, it's probably not the best place for you - see location:

I leased this condo for 3 months and getting back and forth to Pattaya was an easy 10b ride on songtaew.No,it's not in the middle of the action but try to find something that is in that price range.

I was up that way yesterday and getting to and from Jomtiem is much improved since the completion of the dual carriageway. Of course it can be pretty slow from Pattaya to/from the flyover but Jomtiem is becoming more attractive, and there sure are some large developments there now. (Amazon, over 700 units!) You could private hire a baht bus to and from Patts everyday for @ 6K/month and it would still work out half the price of the 1 bed condo in central Pattaya.

By dual carriageway I suppose you mean that divided highway between the building nearest the water (enter from Beach Rd) and the one in back (enter from divided highway).It opened when was living there and I imagine now that there is quite a bit of commerce along that route too.I really like that area.

There are alot of new bars/restaurants in Jomtien now and alot of guys dont find it necessary to head into Patts for nitelife and food. There is a new beer bar complex with about 40 bars and its still growing and its right near the condo...drinks are cheap, free pool as well and a ton of good little outdoor restaurants in the same area. Alot of people seem to like it there and dont feel the attitude of Pattaya bars. This complex is next to the market on Soi 7 and the new Jomtien 2nd Rd.

You may find this hard to believe, but some people may miss a post here and there, in any given thread. However, I did try to read all replies prior to posting my request.

 

Not to mention, considering the date of the OP, editing (or requesting a moderator to) the OP would not be unheard of.

To answer your question I used to rent my condos at 8500 per month...then went to 7500 a few yrs later and then to 6500 now, I have had 100% occupancy since I started renting them out. Over the years we have dealt with coups and airport closures and rioting etc...so the market has slowed down at times and I just repriced to adjust.

Guys..I have 4 condos that are in the same complex and are all fitted out exactly the same. I sign only long term leases (1yr) but they do come available from time to time. I will always post up here on this forum as soon as something is available. I am also in touch with a few other condos in the complex that are also nice so if you are looking, please feel free to contact me.

I have to agree with Paps, it does look like quite a bargain. Even if I retire this year, I doubt I will be looking for a one year lease (not yet anyway), but still.

  • It's not a very big studio, but looks to be nicely appointed in a good complex.
  • It's not that far down the Jomtien beach road and close the baht bus route. You would have to take the baht bus over the hill, but once you're on it, it shouldn't be that much longer.

Hey Guys...the condo was rented for 2 yrs today..if any others open up I will post...I do have a friends unit coming available 1 Feb..it is furnished the same as mine and was just renovated..this one has great ocean views and is in the front building on near the beach on the 18th(top) floor...long term only at 9500 baht per month
